▪ Install new 4’ tall capped flat board fence with concealed posts around west side yard per attached
images. Fence to match design details of existing rear yard flat board fence and be painted to match
house trim color. Final details of fence gate to be provided to Commission. Gate to have hidden
hardware in keeping with sample image attached.
▪ NOTE: Review of proposed basement window modifications continued to Commission
meeting on November 19, 2025.

▪ Replace existing 2/2 wood windows with Pella Reserve windows with the following conditions:
▪ Windows to be all wood (both interior and exterior) with exterior to be painted black;
▪ Windows to replicate existing 2/2 window configuration and size of glass;
▪ Windows to be double-glazed with 5/8” ILT putty glazed muntins with bronze spacer bars;
▪ Windows to have ½ screens in black;
▪ Owner has option to replace windows in phases, with first floor windows on main house to be
replaced first.
▪ Owner to submit final window specifications to Commissioners Joyce and Meche for final approval
prior to installation.
