An application is being submitted to the Board of Appeals for the following reason(s):
To convert a prior nonconforming first floor office space in an R1 zoning district into a different nonconforming multifamily use consisting
of four residential units.
For this reason, I am requesting:
[ true ]Variance (s) from provisions of Section 4.1.1 of the Zoning Ordinance, specifically from Lot are per dwelling unit. Ordinance
requires 15,000 square feet per dwelling unit. The lot is approximately 16,212 square feet. With the existing three units, there is currently
5,400 square feet per dwelling unit. The proposed additional four units (seven total), will result in approximately 2,316 square feet per
dwelling unit. .
[ true ] A Special Permit under Section 3.3.2(2) of the Zoning Ordinance in order to Change from one nonconforming use to another, less
detrimental, nonconforming use.

constructed as per the plans submitted, as the enforcement of said Zoning By-Laws would involve practical difficulty or unnecessary
hardship to the Undersigned and relief may be granted without substantially derogating from the intent and purpose of the Zoning
Ordinance.
