Zoning Board of Appeals Application
Application ID: ZBA-25-30 Date submitted: July 29, 2025
TO THE BOARD OF APPEALS:
The Undersigned represent(s) that they are the owner(s) of a certain parcel of land located at:
Address: 42 WALTER STREET Zoning District: R2
An application is being submitted to the Board of Appeals for the following reason(s):
I am proposing a curb cut to allow for off-street parking at my home located at 42 Walter Street. The Zoning ordinace allows for a width of up to twenty (20) feet for entry
into a driveway, and my proposal would result in twenty-eight (28) feet of entry to the property. We have an exisiting entrance to our detached garage that is eighteen (18)
feet wide; I am proposing a curb cut to allow an additional ten (10) feet. The existing eighteen (18) foot wide entry allows access only to the outdated garage structure,
which is not a sufficient parking solution for a modern vehicle. Our current vehicle does not fit through the garage door opening. An additional ten (10) feet of driveway
entry would allow us to park our car on our property, outside the garage.
For this reason, I am requesting:
[ true ]Variance (s) from provisions of Section Section 5.1.5, Item 6.C of the Zoning Ordinance, specifically from According to the ordinance, "the widths of
entrance and exit drives shall be... Maximum of twenty (20) feet at the street lot line in residence districts." There is an existing entrance
to our garage measuring about eighteen (18) feet wide at the street lot line. I am proposing an additional 10 feet of width to allow our
family vehicle to access an outdoor parking spot on the property..

without substantially derogating from the intent and purpose of the Zoning Ordinance.

We currently have no access to off-street parking at our home on Walter Street. Our lot, 42 Walter Street, includes a
decades-old garage with openings too narrow for most modern cars to fit. When we need to move our vehicle off-
street to allow for street cleaning, snow removal, or infrastructural work, we are currently forced to drive onto our
property by passing over a granite curb. Attempting to drive onto and off of our property with the current granite curb
has resulted in damage to our vehicle, and it also slows the process of entering and exiting which causes traffic to stop
on our street. Parking on the street forces us to occupy space that could be used by other neighbors' vehicles and
visitors when needed. There is currently about sixty-six (66) feet of curb along this section of our property, which has
been able to accommodate up to three (3) parallel parked vehices. With the proposed curb cut there would still be fifty-
six (56) feet of curb left, which is still enough for three (3) for parallel parked vehicles -- and we would no longer need
to occupy one of those spots, allowing neighbors and visitors to more readily and easily access parking on our street.
Thank you for your time and consideration!
