We will be sending a Statement of Hardship along soon as well.
The width of the Oliver St. entry drive is approximately 11'-2", with 12'-2" between buildings
The distance to the Museum Place garage for the off-site parking space is approximately 1,750 ft.

already stamped. I will upload these documents onto the OpenGov portal and mark the application as
'complete' when I receive the Salem News Form. The Board will likely ask for the purpose of each
requested relief at the August hearing, so please be prepared to explain them.
Just a couple of questions for when I write the advertisement for this petition:
For Section 5.1.5(6.a), what is the width of the one-way drive?
For Section 5.1.2, what would be the distance between your property and the proposed off-site
parking space?

Hi Brennan,
Thank you very much for the feedback. We were not sure how to post the changed documents
within the application portal. I am attaching the revised Statement of Grounds and Diagrams to this
email. Please let us know if there is a method for us to swap these out with the documents already
posted. I assume that we need to have 2 copies printed and stamped again for official submission.
Please let us know the process for properly going about the revisions. We will also be posting a
Statement of Hardship later today.

Please see the attached dimensional table to fill out. Note that while the plot plan stated that 11
spaces would be required, my calculations show 13 spaces would be required. Per Section 5.1.8 of
the Salem Zoning Ordinance, one space is required per guestroom (9), 1.5 spaces are required per
dwelling unit (2), and one space for every two employees (2, assuming the peak of 3 staff
members). To request less parking spaces than required by the Zoning Ordinance, you would need
to request relief from Section 5.1.8. Additionally, to have off-property parking spaces, you would
need to request a Variance from Section 5.1.2 to allow parking over 400 feet (-1,000 feet for the
Museum Parking Garage) from the property, not under the same ownership as 26 Winter Street. I
also saw a couple of issues with the placement of parking spaces on the plot plan:
Width of Entrance and Exit Drives -This would require a Variance from Section 5.1.5(6.a) because a
minimum of twelve feet would be required for one-way use (it looks like around ten feet exist).
Spaces 10 and 11 -These are tandem parking spaces located within the entryway required to access
other parking spaces. Allowing this would require a Variance from Section 5.1.5(5.b). You may want
to consider whether you would like these parking spaces or not considering their access issues and
the fact they are tandem parking spaces.
Spaces 6, 7, 8, 9 -The Zoning Ordinance requires parking spaces to be 2 feet from the property line.
To allow these parking spaces, you would need to request relief from Section 5.1.6(2) of the Salem
Zoning Ordinance.
Note that if you would like to request relief from the locations for parking spaces, you would need
to show that there would be hardship if the Ordinance were literally enforced. You can do this by
submitting a Statement of Hardship for the proposed Variances (from Sections 5.1.2, 5.1.5(5.b),
5.1.5 (6a), 5.1.6(2), and 5.1.8 depending on your desires).
The Zoning Ordinance is a bit silly when it comes to parking restrictions. However, requesting the
relief could help you get a project that better fits your needs. Please let me know if you have any
