Will hold a public hearing for all persons interested in the petition of AYSEL YILMAZKULAS at 16 EDEN
STREET (Map 33,Lot 0598) (R1 Zoning District) for a Special Permit per Section 3.3.5 Nonconforming Single-
and Two-Family Residences and a Variance per Section 4.1.1 Dimensional Aequimments of the Salem Zoning
Ordinance.The Variance would allow the extension of the house's roof, creating three (3) stories where 2.5
stories are allowed.The Special Permit would allow the roof to be extended within the nonconforming
house's 12.5-foot front setback,6.2-foot east setback, and 9.2-foot west setback.The petitioner would also
reconstruct the house's front and rear porches within the same footprint as the original nonconforming
structure.
The Board will hold the public hearing remotely on Wednesday,August 20,2025,at 6:30 PM,with the
meeting link at Saleninia.gov/877/Zoninl;-Board-Of-Appeals.The agenda will be posted to the City Calendar
and online at Salemma.gov by August 20,2025.The City is authorized to conduct remote meetings of its
public bodies through special acts of the Massachusetts State Legislature.
