Project: Additions & Alterations to the Colehower Residence

Subject: DELETION OF PERIMETER FOUNDATION DRAINS
Contractor: Riordan Construction, Inc.
Owner: William and Susan Colehower
Date: II July 2002
Tom:
This letter shall serve to confirm that we have observed the existing soils conditions upon
completion of the excavation work and construction of new concrete foundations at the subject
project. The existing soils at the site are a natural glacial till consisting of well graded sandy gravel, P
dry and free of organic material. Re
Based on the Owner's indication that they have never experienced any water leaks through their
existing foundations, and based on the Contractor's confirmation that no ground water was
encountered during excavation for the new foundations, and based on our visual observation of die
existing soils conditions as noted above, we find no reason to object to the Owner's request to delete
the installation of perimeter foundation drains as indicated on the Construction Documents.
Therefore, as requested, this letter shall serve to confirm that the Contractor has been authorized tite r
to delete the perimeter foundation drains from the scope of the Work and to proceed with
backfilling of the foundations as indicated in the Contract Documents and as further clarified by
our Fax Memorandum dated 21 May 2002, copy attached.

FACSIMILE MEMORANDUM
To: Mr. David Riordan Fax No.: 978-744-0404
RIORDAN CONSTRUCTION,INC. Pages including cover sheet: 2
From: Daniel H. Pierce, AIA
Project: Additions & Alterations to the Colehower Residence

Date: 21 May 2002
David:
In a telephone conversation with Bill earlier today, we reviewed a few of the annotations that have
been proposed as revisions to the Contract Documents. To follow up on some of these items, Bill
asked me to give you a call. I left a message with your office, to have you call me on Wednesday,
but now realizing that I will be unavailable for most of the afternoon tomorrow, I have decided to
send this fax memorandum in an effort to avoid any unnecessary delays as I understand you are
expecting to begin the excavation work next week. Therefore, I offer the following clarifications
for your review and comment:
1. Regarding Drawing S-1.0, specifications note W8 - Wood Joists, subnote#6 for solid wood
bridging, please note that bndgtng jg required by the Building Code. Refer to Sections
3605.2.5 and 3605.2.5.1 for floor framing (maximum 8'-0" o.c.) and Sections 3608.2.8 and
3608.2.8.1 for roof framing (maximum 10'-0" o.c.).
2. Regarding Drawing S-1.0, specifications note W12 - Bearing Wall Openings, subnote#2, please ie
note that this specified requirement for triple studs applies only to interior "bearing walls" (of
which there are 2) and applies to all exterior walls where the jack and king stud quantities are
not otherwise indicated on the drawings.
3. Regarding Drawing S-1.1, note #5 of the First Floor Framing and Foundation Construction
Notes addressing backfilling of foundations, the note is consistent with the requirements of the R
Building Code. Please refer to Section 3604.4.1.3.1 and Tables 3604.4,1.1a and 3604.4.1.1b. N
Basically, the Code states that "Backfilling shall not be commenced until after the wall is 9
anchored to the Floor or adequate bracing is in place. In addition, the Code states that o'
backfilling shall not be placed until the concrete wall has sufficient strength (3000 psi at 28
days) and has been anchored to the floor or adequate bracing is in place. I have discussed this
with our engineer however, and he agrees that you may partially backfill on the south side of
the great room and kitchen provided that the total depth of backfill does not exceed 1/2 the
distance between bottom of footing (base of excavation) and top existing grade elevation. On
the north and west sides of the great room, bulkhead and stairs you may backfill up to 3/4 of
the distance between bottom of footing (base of excavation) and top existing grade elevation.
4. The Code also requires 3500 psi concrete for the garage slabs (Table 3604.2.2) with air
entraining add mixture between 5% and 7%.

One additional question came up with regard to the Grade and species of wood to be used for
exterior standing and running trim and mouldings (Division 6 - Rough and Finish Carpentry,
paragraph 6.8 on Drawing G-1.1). I understand that you have proposed using Grade A,No. 2
Eastern White Pine, or as an alternate Grade A, No. 1 pre-primed Eastern White Pine for all exterior
wood covered by paragraph 6.8. I have to assume that the alternate Grade A, No. 1 pre-primed
Eastern White Pine is offered at no additional cost because it is finger-jointed material. My
response to Bill's question was that I could not support the substitution of any finger-jointed
material. If on the other hand the Grade A,No. I pre-primed Eastern White Pine is not finger-
jointed material, then I would not have a problem approving it, provided that all knots are solid and
tigh4 and that all knots have been sealedprior to priming to prevent bleed-through of the knot, In
addition, I would want to see a submittal from the manufacturer of the material confirming the
Grade and products used for sealing and priming. Finally, I also indicated that I would not have a
problem approving Grade A, No. 2 Eastem White Pine provided that all knots are solid and tigh4
and that all knots are sealed prior to priming to prevent bleed-through of the knot.
Please call at your earliest convenience so we can discuss these points, and then provide
confirmation of our recommendations to the Colehowers.
Regards,
Dan
