Owner: North Pine Association Address of Work: 7-13 N Pine Street, Salem MA 01970 (McIntire District; condominium building). Contractor: FRG Contractors, Inc. (https://www.frgcontractor.com/). Scope of the Project The North Pine Condo Association requests permission to replace gutters and downspouts on the exterior of the building. We also request permission to repair rotted fascia. Please note that the current gutters on the building are not historical, but modern aluminum gutters. Justification for the Project The current K-Style gutters on the building are likely at least 20-years old. More specifically, the building’s gutters are in need of replacement due to the following issues: 1. Rotted fascia (please see Appendix A and Appendix B for photographs). 2. Sections of the gutter pulling away from the building (Appendix C). 3. Water is leaking through sections of the gutter (Appendix D), resulting in ice build-up during the winter months on the sidewalk below. Specifications of Replacement Gutters and Fascia We will complete in-kind replacement of gutters on the exterior of the building. We will also repair fascia with in- kind materials. 1. Current 5” K-Style aluminum gutters will be replaced with 5” K-Style aluminum gutters. These will be attached with durable hangers and fasteners. 2. Current 2x3” rectangular downspouts and elbows will be replaced with 2x3” downspouts and elbows. These will be attached with durable hangers and fasteners. 3. Paint gutters and downspouts to match the current “pink” color of the building. 4. Remove rotted wood fascia and replace in-kind with wood. Paint to match the current “pink” color of the building. Environmental Impact Removed gutters, downspouts, and fascia will be disposed of properly. Maintaining proper drainage will promote longevity of the building material, including wood and masonry, thus requiring less repair and less waste/ landfill use. Aluminum gutters are also longer-lasting than other materials and thus will reduce landfill use. Appendix A. Rotted Fascia, 7-13 N Pine Street. Appendix B. Rotted Fascia, 7-13 N Pine Street.
