Ba Ban Mi Facade Small Project ReviewDecision Small Project Review - SRA-25-9 Address of Project: 128  Washington Street Meeting Date:September 10, 2025 Members Present:Grace Napolitano, Christopher Dunn, Glenn Larose, Christine Madore, Dean Rubin Members Absent:None Decision:To approve the facade painting as proposed and pursuant to the DRB Recommendation. Referenced Plans and Documents:  - Application package submitted by Ba Pho, titled '128 Washington Street Proposed Conditions' including color samples and photographs of existing and proposed conditions.  Conditions of Approval:  - Validity of Approval: This approval is valid for two years from the date of the meeting. The approval shall no longer be valid if a substantial use and/or construction has not commenced except for good cause within this two-year period. - Consistency with Approved Design/Plans: Should the applicant determine that the  project may not be completed as presented and conditioned herein, he/she/they shall return to the SRA to review proposed modifications prior to making any changes in the field. - Light Fixtures: The applicant expressed a desire to install gooseneck lighting to replace the existing light fixtures. Until such time the applicant can submit an application for new light fixtures, he shall paint the existing ones so that they blend into to the facade.  Findings: - The SRA found that the proposed facade improvements are consistent with the goals, objectives, and design standards and guidelines for facade modifications in the Downtown Renewal Area. The members determined that the new color palette is consistent with surrounding retail spaces and will improve visual cohesion along this block.
