22 Prescott Street Statement of GroundsSTATMENT OF GROUNDS STATMENT OF GROUNDS RELATING TO PROPOSED RESIDENTIAL DEVELOPMENT OF THE PROPERTY LOCATED AT 22 Prescott St, Salem, MA 01970 The proposed residential development is consistent with good planning and zoning practice, will not be contrary to the City of Salem, and will not be detrimental to the promotion of public appearance, comfort, convenience, general welfare, good order, health, morals, prosperity, and safety of the Town for the following reasons: -The subject property is currently zoned R2 which allows for 2-family residential dwelling units. -Adding a dormer on the attic by adding more bedrooms will allow Salem it supports Salem community. Residential units in Salem are in demand and adding more sf and bedrooms supports residential. - We are looking to offer for rent the 1st unit and 2nd unit which is going to be 2nd and attic floor. 2nd unit is going to be bigger then what it is. -The proposed additional sf at build-out are projected to generate more taxes for City of Salem. -Traffic flow is not going to be impacted because we are not proposing any updates or changes to the site plan or the plot plan. All updates within the building footprint. -Draining system is going to remain the same since we are proposing only dormers on both sides to get the height on the attic to turn it into habitable space.
