Cre2tion of Condominium. (A) The undersigned,Princeton Essex,LLC,Lowell,Massachusetts,(the"Declarant"), being the sole owner of the land with the buildings thereon with the post office address of 289 Essex Street,Salem,Essex County,Massachusetts,described on Exhibit"A"which is attached hereto and hereby incorporated herein by this reference and made a part hereof,does hereby,by duly executing and recording this Master Deed, submit said land, together with the buildings and improvements erected thereon, and all easements, rights and appurtenances belonging thereto, (the "Subject Property")to the provisions of Massachusetts General Laws,Chapter 183A("Condominiums"),and does hereby state it proposes to create,and does hereby create,a Condominium with respect to the Subject Property, to be governed by and subject to the provisions of said Chapter 183A. II. Description of Land. (A) The premises which constitute the Condominium consists of the land described on Exhibit"A",which is attached hereto and incorporated herein by this reference is made a part hereof, (the"Land")together with the Buildings and improvements thereon. The Declarant hereby expressly reserves to itself and its successors-in-title and their nominees,for aperiod ending two(2)years next after the date on which the amendment to this Master Deed is recorded,the easement, license,right and privilege to pass and repass by vehicle and on foot in,upon,over and to the Common Areas and Facilities of the Condominium for all purposes including, but not limited to, transportation of construction materials in order to complete construction work on the Condominium,provided that in the exercise of the rights reserved by the Declarant in this paragraph, the Declarant will not unreasonably affect the use and enjoyment of the Common Areas and Facilities. Nothing in this paragraph shall be deemed to create any rights in the general public. The Declarant reserves the exclusive right to grant easements over,under,through and across the Common Areas and Facilities of the Condominium including,but not limited to, the Land and all Buildings, for the purpose of installing cable television lines and other utility lines serving the Units in the Condominium and such other equipment as maybe necessary for the installation and operation of the same,and the Declarant reserves the right to install cable television lines and utility lines and such other equipment as maybe necessary for the installation and operation of the same in any portions of the Condominium Buildings. (B) The Declarant further reserves the right and easement over the land described above, common with the 289 on Essex Condominium Trust and the owners of Units in the same, to construct, connect to, keep, use, maintain, repair, install, replace and/or renew any underground and/or above ground utility lines,conduits,pipes,poles,wires,transformers,pumps,valves,switches and any other equipment facilities reasonably necessary to provide electric, telephone, telegraph, cable television, water, drainage, sewage, gas, fire safety or any other utility service to or for the benefit of land which the Declarant now owns; provided, however, that any such facilities now &A Qtslvn ed1e;q• 7&k A�7J�h� S1tQ� _ The Common Areas and Facilities of the Condominium consist of the entire subject premises as described in Paragraph II("Description of Land's of this Master Deed, other than the Units and Garage Units described on Exhibit"B"hereto, subject to the Declarant's rights as set forth in this Master Deed including, but not limited to, Sections II and VIII. Without limiting the foregoing language in this Paragraph V,the Common Areas and Facilities of the Condominium include and are subject to: (i) The Land described in Paragraph II ("Description of Land") of this Master Deed, subject to the provisions regarding the Declarant's rights; (ii) Exterior Lighting Devices and wires and poles serving the same; (iii) The underground Garage and Garage Parking Space Units subject to the ownership interest in the same; (iv) The main entrance foyers, and other entrances, halls and corridors of the residential buildings, stairways, fire escapes, elevators and related equipment, elevator shafts and pits,mailboxes,storage areas,utility rooms and laundry rooms and common area meters located in the first floor electric room,and the fire pump meter located in the main switch gear room located in the lower level garage. (v) The lawns, plants, shrubbery, landscaping, driveways, roads and walkways on the land referred to in clause (a) hereof, and the improvements thereto and thereof, including walls,retaining walls,railings,wood parapets,if any,to the extent that any of the foregoing are not situated within a Unit. (vi) The Common Areas and Facilities shall be subject to the provisions of the By-Laws of the Condominium Trust,and to all Rules and Regulations promulgated pursuant thereto with respect to the use and maintenance thereof. (vii) The Declarant has reserved the right and easement pursuant to Sections I(B), IL III and VIII hereof to modify the boundaries of Units and Garage Units to be included in the Condominium as part of future Phase(s), and such modifications may result in corresponding adjustments in the definition of the Common Areas and Facilities with respect to such Units. In such event,the amendment to this Master Deed adding such future Phase(s) to the Condominium shall specify in what respects the Common Areas and Facilities have been adjusted as to the Units involved. (viii) All other items situated on the Subject Property and listed as common areas in Massachusetts General Laws,Chapter 183A,except for the Units and Garage Units described in Exhibit"B"hereto,subject to the provisions regarding the Declarant's Phasing rights. The proportionate interest of each Unit and Garage Unit of the Condominium in the Common Areas and Facilities of the Condominium shall be as set forth in Exhibit `B" which is attached hereto and incorporated herein by this reference and made a part hereof. (ix) Installation of service equipment providing power,light,telephone,television,cable, including all equipment attendant thereto,all conduits,junction boxes,shoots,ducts, pipes, plumbing, wiring, pumps, absorption units, boilers, incinerator rooms, oil tanks, flues and other facilities for the furnishing of utility services or waster removal —6— Each Parking Space located in the Garage is intended to be used as set forth hereunder with each allowed vehicle being registered,licensed and in operating condition,and not for trucks,boats, trailers or other vehicles or items except for the prior permission of the Trustees,provided,however, that such Parking Spaces may be used by the Declarant for other purposes pursuant to the provisions of these Condominium Documents. (C) Storage Space. The Declarant shall have the right to create storage spaces in the areas designated on the third and fourth floor of the Site Plan, as"to be determined by the Trustees". If created, the Declarant shall have the right to convey the exclusive use to use said storage space to any Unit Owner in the Condominium or to the Condominium Trust, on such terms and subject to such conditions as the Declarant deems appropriate. The Declarant shall have the right to establish levels of maintenance,upkeep and repair with respect to the storage area and assign the obligation and responsibility either to the Trustees and/or to the Unit Owner who has been granted the exclusive use of the same. However,so long as the Declarant owns a Unit,the Declarant shall have the right to:(i)lease, rent and license use of any storage area;(ii)exclusively assign such storage space as aforesaid;_(iii) use said storage area for material permitted by law;and(iv)such other further rights granted by the Declarant in the Master Deed. Following the sale of the last Unit owned by the Declarant, any remaining storage spaces shall be exclusive common areas which may,at the option of the Board of Trustees:(i)be designated as unassigned storage spaces for use by Unit Owners and/or their tenants; or (ii) rented or assigned to Unit Owners, on such terms and subject to such conditions as the Trustees shall deem appropriate. (D) Each Unit Owner shall be required to maintain appropriate climate control,keep his or her Unit clean,and take necessary measures to retard and prevent mold from accumulating in the Unit. Each Unit Owner shall be required to clean and dust the Unit on a regular basis and to remove visible moisture accumulation on windows,window sills,walls,floors,ceilings and other surfaces as soon as reasonably possible and must not block or cover any heating,ventilation or air-conditioning ducts. Unit Owners are required to report immediately in writing to the Trustees:(i)any evidence of water leak or water infiltration or excessive moisture in the Unit,common hallways,if any,and any other common areas; (ii) any evidence of mold that cannot be removed with a common household cleaner; (iii) any failure or malfunction in heating, ventilation or air conditioning; and (iv) any inoperable doors or windows and each Unit Owner shall be responsible for damage to the Unit and personal property as well as any injury to the Unit Owner and/or occupants of the Unit resulting from the Unit Owner's failure to comply with these terms. Each Unit Owner is fully responsible and liable for the entire amount of all cleaning expenses and remediation costs incurred by the Trustees to remove mold from the Unit if the Unit Owner fails to remediate same and each Unit Owner shall be responsible for the repair and remediation of all damages to the Unit caused by mold. V. Description of Common Areas and Facilities and the Proportionate Interest of Each Unit Therein. —5— contained in the Buildings and all such facilities contained within a Unit within which such facilities are contained(but specifically including equipment contained within and serving a single Unit),together with an easement of access thereto by the Trustees of the Condominium Trust, hereinafter referred to in their agent or agents for maintenance, repair or replacement. (x) The emergency generator. (xi) The centrally monitored hardwire fire alarm system with pulls including all equipment attended thereto. (xii) The dry sprinkler system and all equipment thereto located in the garage. (xiii) The intercom and CCTV system and all equipment attached thereto,including the co- axial cable to each unit. VI. Master Plans. A set of the floor plans of the Buildings showing the layout, location,Unit and Garage Unit numbers and dimensions of the Units and Garage Units, and bearing the verified statement of a Registered Architect certifying that the plans fully and accurately depict the layout, location, Unit number and dimensions of the Units and Garage Units as built, all pursuant to Massachusetts General Laws,Chapter 183A,have been recorded simultaneously with the recording of this Master Deed. Said set of plans,herein sometimes called the"Master Plans"is hereby incorporated herein by this reference and made a part hereof. VII. Use of Units and Garage Units. (A) Units are intended only for residential purposes; provided, however, that any Unit may also be used as an office but only(1)accessory to such residential use,and(2)only if and to the extent such accessory office use is permitted by applicable zoning laws, and (3) no one shall be employed in such office except residents of the Unit,and there shall be no signs in connection with such office use. Notwithstanding this provision, Unit 102, in addition to all uses permitted hereunder,may be used for commercial purposes and uses accessory thereto permitted from time to time by the Zoning By-Laws of the City of Salem. Further,Unit 102 shall be permitted to place a sign which shall be approved by the Board of Trustees,with said approval not being unreasonably denied so long as the sign is in compliance with the Zoning By-Laws of the City of Salem. The Unit Owner of Unit 102 shall be responsible for the care, maintenance, repair and replacement of said sign. Further, the Unit Owner, if permitted by the Zoning By-Laws of the City of Salem,the Unit Owner of Unit 102 shall be permitted to allow clients and/or business invitees visiting such office. (B) No Unit or Garage Unit shall be used or maintained in a manner inconsistent with the By-Laws of the Trust. (C) Notwithstanding the foregoing,until the Declarant or its successors-in-title or their nominees have sold and conveyed all of the Units and Garage Units,the Declarant or its successors- in-title or their nominees may use one or more Units for sales offices, models and other purposes, —7— and may rent, lease or license Units. (D) The Unit Owners desire to maintain 289 on Essex Condominium as an Owner- occupied residential community. All rentals, leases, or licenses of Units shall be subject to the provisions of this Master Deed and of the Declaration of Trust of the Condominium Trust and the By-Laws and Rules and Regulations thereto and all tenants,occupants and licensees of Units and Garage Units shall be obligated to observe all of the provisions of this Master Deed,the Declaration of Trust of the Condominium Trust and the By-Laws and Rules and Regulations thereto. (E) No Unit or Garage Unit shall be used or maintained in a manner inconsistent with the By-Laws of the Condominium Trust and the Rules and Regulations from time to time adopted pursuant thereto. (F) No Unit Owner shall make any addition,alteration or improvement in or to any Unit, including Appurtenant Areas, affecting the structural elements, mechanical systems or other CommonAreas and Facilities of the Condominium without rior written notice to the Condominium Trustees specifying the work to be performed in reasonable detail, and no such work shall be performed which in the Trustees' reasonable iudgmant may affect the structural or architectural integrity or mechanicals terns of the condominium without therior written consent of the Trustees,which consent may contain such condition,including,without limitation,restrictions in the manner of performing such work and requirements for insurance, as in the Trustees'judgment are reasonable and necessary. All additions, alterations or improvements to any Unit or Garage Unit, including Appurtenant Areas(whether or not affecting the structural elements,mechanical systems or Common Areas and Facilities of the Condominium) shall be performed in compliance with all applicable laws and in a manner as not to unduly inconvenience or disturb the occupants of the Condominium. (G) No Unit Owner shall make any addition,alteration or improvement to any part of the Common Area, including, without limitation, the Exclusive Use Common Area and the yard and landscaping thereof, without written consent of the Board of Trustees,which consent may contain such conditions,including, without limitation,restrictions in the manner of performing such work and requirements for insurance, as in the Trustees' judgment are reasonable and necessary. Notwithstanding the terms in this subsection, nothing herein shall prohibit a Unit Owner from parking private passenger vehicles in any driveway in which the Unit has rights. It has been substantially altered and is currently occupied by Armstrong Field Realtors. No Building Permit was ever issued and no Certificate of Occupancy granted. On February 4, 2010, 1 received a permit application for to "erect interior partitions using 5/8" drywall'. No plans were submitted with the permit application. I inspected the space with the contractor who had submitted the permit application on the following day. I did so to see if it would be reasonable to waive the requirement of Architectural Plans given the relatively minor work as described to me by the contractor. When I visited the property with the contractor on February 5, I discovered that the contractor intended to subdivide the basement space into at least 2 separate tenancies and that the realtor would be using the basement as office space and a small conference room. There is no natural or mechanical ventilation or any source of heat to the basement space. I told the contractor that I could not issue a building permit until 1 had reviewed plans prepared by a Registered Architect. Specifically I told him that the plans had to address heat and ventilation to the basement space, fire separations between tenants, fire rated egress access from the basement, and designation of uses of all the ground floor commercial tenancies, and review of other applicable Building and Plumbing Code issues. I was particularly concerned about the Plumbing Code as I had heard rumors that a restaurant was interested in occupying the previously vacant storefront on the side of the building closest to Barton Square. The contractor led me to believe that he would relay that information to Mr. Armstrong and would submit plans when they were ready. On February 22, while investigating a report that work was underway at the vacant commercial space, I discovered that Unit C3 was not only built-out but occupied by Armstrong Field Realty. At that time there were several people working on the ground floor and 2 people occupying a space in the basement that the contractor had described as a proposed conference room when we had visited the building on February 5. The rest of the basement tenant space was set up as an open office area. The partitions separating the basement tenant space from the rest of the space were covered by drywall on one side only in violation of Building Code. There were no electrical outlets installed in these new partitions which is a violation of the Electrical code. 3/4/2010 Page 2 of 4 I told the people working there at the time that they were occupying the space illegally and no permits had been issued. I was given Mr. Armstrong's telephone number and called him to relay that message. I talked to Mr. Armstrong and his contractor later that day and reiterated my requirements for the Plans I had previously told the contractor I needed. I believe I had a subsequent conversation with Mr. Armstrong when I re-iterated the need for him to get proper permits and that I was intending to issue a violation letter and that he would be liable to fines for violating the Building Code. I have not yet done that but still intend to. The problem I have been having is with the lower level, which from what I understand from Jeff Halloran, is all part of unit C3 which was approved by the city when the condo was constructed a couple years ago. There are 2 issues that Tom McGrath brought up. The first one concerns the bathroom situation. This is the reason he would not issue the building permit in the first place. He told me I had to hire an architect to draw up plans to make sure the bathrooms were adequate. The bathrooms were adequate when the condominiums was constructed. Keep in mind, this was before the cafe' that is moving in filed for their building permit, so the fact that they are moving in now shouldn't have affected my requirements. The baths are also not part of my lease,but are the responsibility of the landlord, which I told Tom McGrath. Jeff was told by the plumbing inspector that the 2 existing baths were adequate for the existing use, and could handle up to almost 100 people, which I relayed to Tom. He said that didn't seem right, and restated that I needed to hire an architect to draw up plans. The next issue which he brought up later was the heating system.The only thing the lower level was going to be used for was storage (as of March 1st, Mass law requires all our files to be locked in a room) and one office for me. I brought 2 HVAC contractors to see about getting heat in the lower level.They both told me that I could tap off the existing system, or could add electric baseboard heat. Tom McGrath wants me to hire an engineer to draw up plans for the heating system. I got a quote from an engineer (in writing) and he wants $4000 to draw up the plans and oversee the project. There is no way I can afford to pay that kind of money on plans, along with the-cost to modify the existing system. I just don't have the money. 1 rented this space thinking that this was going to be relatively simple, but it has turned into a nightmare dealing with Tom McGrath. One one the main issues I have with Tom is his attitude. He comes on really strong in a negative way, as opposed to being helpful and making suggestion on what to do. He rejects things outright without any investigation. The very first thing he said to me when I talked to him on the phone was "I hope you didn't sign a lease on this place". What a thing to say! I am willing to work with the building department,but this isn't a hotel I am building here,just office space for a maximum of 5-6 people at any one time. The average is 2-3. Jeff Halloran is working with his architect on the bathroom issue, I just need to resolve my heating issue with minimal cost. The people that are opening the cafe in the same building have been having similar issues with Tom, to the point where they came into my office yesterday with the wife almost in tears asking what they could do because nothing they presented to Tom was good enough. The survey was done for the sound transmission from the first floor(where a new restaurant is to be open on the first floor of the building)to the corridor, and the utility room of the second floor of the building, directly above the restaurant. The purpose of the measurements is to determine airborne sound transmission through the floor/ceiling system of the apartments of the second floor, and the restaurant. This was done in order to quantify the sound insulation properties of the existing floor/ceiling system and enable comparison of the existing sound transmission to the requirements of the Massachusetts State Building Code. Airborne Noise Transmission through the Floor/Ceiling Assembly In order to establish compliance with the State Board of Building Regulations and Standards,' the Massachusetts State Building Code 788 CRM 1207, evaluation of Sound Transmission through the floor/ceiling assembly of the building was done according to ASTM E 336-05 "Standard Test Method for Measurement of Airborne Sound Attenuation between Rooms in Buildings". For evaluating noise reduction currently provided by the floor/ceiling system between the first and the second floors, a source of noise was placed in the first floor restaurant; and noise spectra were measured at the source, and in the receiving space. The receiving space was selected to be the corridor of the second floor directly above the noise source. Calculated difference represents noise reduction provided by the existing floor/ceiling system (the ambient noise was much lower than the intruding source noise, and did not affect the calculations). Similar measurements were done for the second position of the noise source in the kitchen of the restaurant; and the receiving space directly above it was the utility room on second floor. r• ' J. & A. Enterprises, Inc. Noise and Vibration Engineering The single digit measure of sound transmission through a floor/ceiling assembly is the so- called Apparent Sound Transmission Class—ASTC rating. Compliance with the local Building Code 780 CMR 1207.0 requires an STC rating of the floor/ceiling assembly to be STC 45 or greater: "Walls, partitions and floor/ceiling assemblies separating dwelling units from each other, or from public or service areas shall have a Sound Transmission Class(STC)of not less than 50(45 if field tested) for airborne noise..." Floor/Ceiling Construction and Measurement Results According to the building plans as related to J&A,the floor/ceiling assembly consists of the following: • '/d'Maple floor; • '/d'subfloor; • 2"Closed-cell foam; • 3 1/2"Roxul AFB; • 20"deep floor joists; • '/d'stripping; • '/d'Homosote Sound Board; • 5/8"Firecode Blue Board+plaster Airborne noise reduction through the described floor/ceiling assembly was measured at two sound source, and two receiver locations(as described earlier) (see Fig.5). For the sound source two sets of Roland Speaker/Amplifier were used operating in a sound sweep mode(moving from 50 Hz tone to 5000 Hz tone). Per ASTM E336-05 item 12.2,the levels of apparent transmission loss were corrected for the sound absorption in the receiving rooms. To determine the values of sound absorption, reverberation time was measured in the receiving rooms(in the utility room,and in the corridor). 2 i J. & A. Enterprises, Inc. The inspections were performed to review the construction of the new stairways and the structural modifications made to the existing building. We feel that the modifications and stairway construction follow the intent of the framing plans and any modifications which were made during construction meet the requirements of the 6n' edition of the Massachusetts State Building Code. The only modification that was not overseen by our office was the skylight framing/support,however, it was indicated to us that the rafters were doubled up around the openings, which is adequate. As of the date of this letter,the only outstanding issue is the posts and header installation in the first floor commercial space at the vertical shaft. The building footprint measures approximately 62' wide x 120' deep with the 62' foot side running parallel to Essex Street. The building has 4 stories above grade and a full basement below grade. The roof is approximately 56' above existing grade. We recorded the size of structural members and reviewed the framing for any deficiencies. Structurally the building consists of non-reinforced brick masonry exterior wall construction on a granite foundation for the four exterior walls. The floor and roof framing consist of timber floor joists running parallel to Essex Street and supported on a pair of timber beam lines that split the building in thirds and run front to back. The floor joists span approximately 20'. In our opinion there were no major structural deficiencies noted with the building except for deteriorated joists along the left brick exterior wall. There were no obvious signs of settlement or foundation issues. Existing Framing Live Load Capacities—Section 3408.3.2 & 3408.5.1 First Floor Framing: 1. The 2"x11''/z" floor joists have an estimated live load capacity of 50 pounds per square foot (psf). Therefore they must either be sistered or supported within their middle third to support the required live load capacity of 100 psf(note: current joists have supported retail space for many years so sistering with new 2x12 shall,by engineering judgment, support the 100 psf); 2. The existing 11"x11" two span timber beams are adequate to support 100 psf live load provided the 2x6 bearing walls are installed at joist midspan as shown on the permit structural framing plans(sheet I of 4); 3. The existing columns and footings based upon our observations and engineering judgment are adequate. 2nd—0 Floor Framing: 1. The 2"x 11'/2" floor joists have an estimated live load capacity of 50 pounds per square foot (psf). Therefore they are adequate to support the proposed residential live load of 40 psf. However, the SER should review the proposed hallway and public room areas and reinforce the joists if required; 2. The existing 11"x11" two span timber beams are adequate to support 80 psf live load therefore they are adequate to support the proposed residential live load of 40 psf; 3. The existing columns based upon our observations and engineering judgment are adequate for the proposed residential use. Roof Framing: 1. The 2"x 9'/2"roof joists have an estimated live load capacity of 30 pounds per square foot(psf), therefore they are adequate to support the required snow load; 2. The existing 11"x11"two span timber beams are adequate to support 80 psf live load, therefore they are adequate to support the required snow load of 30 pounds per square foot(Psf); 7-206 Inspection Letter Page 2 of 4 Project#7-206 McBrie. The existing columns, based upon our observations and engineering judgment, are adequate for the required snow load. Wind Loads—Section 3408.5.3 1. Based upon our engineering judgment and the age of the structure, it is our opinion that the structure has enough lateral resistance for the wind loads required by the MSBC 3408.4.2 since effectively there are not going to be any changes to the lateral load resisting system (brick masonry walls). Earthauake Loads—Section 3408.5.4 1. The Hazard Index of the proposed use group is less than 4 and the Seismic Hazard Exposure Group is I; 2. The alterations are more than 50% of the assessed value of the building; 3. Based upon the above, the existing building falls under Seismic Hazard Category 2 and therefore must meet section 3408.5.4.4; a. Existing Lateral Load Capacity —Alterations are not reducing the lateral load resisting system (brick masonry walls), therefore a structural analysis is not required and we comply to 3408.5.4.4; b. Earthquake hazards per section 3408.6.3 must be investigated. i. Parapets—Based upon our observations of the timber framed portion, the minor brick portion and the roofing cap, there is adequate capacity to meet section 1612.0; ii. Masonry walls — Typically the floor joist framing is pocketed into the masonry walls, the beams have bearing plates and the roof rafter sill is mechanically attached to the masonry walls. Therefore, only tying of the existing joists to the masonry walls is required to meet section 3408.6.3. (Note: This has already been done at the CMU wall portion supporting the roof rafters; iii. Precast concrete structural elements—Not applicable. Liquefaction Evaluation—Section 3408.7 Liquefaction analysis is pending and will be completed by Geotechnical Services Incorporated (GSI) on September 13,2007 and a formal report will follow from GSI independent of this report. Summary Based upon the above, the building is generally sound and should adequately support the proposed alterations as noted above. The joists along the adjacent lot (solid brick masonry wall) at the second and third floors must be supported within the areas that are deteriorated within the brick wall; 2. The roof rafters along the adjacent lot (solid brick masonry wall) at the non-concrete masonry units should be supported by a LVL rim joist that should be bolted to the brick masonry wall. A piece of ice and water shield shall be placed between the LVL and the brick masonry wall; 3. The single width of brick at a double window opening along Crombie should be removed. Care should be taken as a new header must be installed due to the double arched construction; 4. Roof decks should not be installed unless the roof rafters are reinforced or elevated decks are constructed and supported on posts at the existing column locations; 5. There are no hangers on the roof rafters to the beams framing out the elevator shaft. Joist hangers should be installed; 6. Simpson H2.5 hurricane ties should be installed from each roof rafter to the existing timber roof sill; 7. Repairing of all deteriorated mortar; 8. The middle windows at floor levels two through four at the front of the building facing Essex Street do not have window headers. New headers should be designed and installed; 9. There are no hangers at the flush framed conditions surrounding the chimney at all floor levels. Simpson A35 angles should be installed at all flush framed locations where hangers are not used. The following items were inaccessible and therefore are not addressed within this report: 1. Unexposed areas of the first floor framing that still have a rigid ceiling attached; 2. Roof framing and interior side of beams at the elevator shaft and Verizon conduit shaft; In conclusion, McBrie, LLC shall be the structural engineer of record for the project and will perform site inspections and evaluations of existing structural issues as they arise.
