In order to be considered safe, dryer exhaust in buildings with more than two dwelling units must be rigid metal, and must be maintained in order to avoid a build-up of combustible material within the duct. The following information is based on regulations found in the International Mechanical Code that is currently in force in Massachusetts. Section 504: Clothes Dryer Exhaust • Dryer vent systems shall be independent of all other systems. • Dryer vent systems shall convey the moisture and any products of combustion to the outside of the building. • Dryer exhaust ducts are required to be smooth on the inside. • Dryer exhaust ducts are required to be metal that is at least 0.016"thick. Additional mandatory requirements will be found in the 2012 International Mechanical Code. A plan to resolve the existing deficiencies must be submitted to and approved by the Salem Building Department.A permit will be required to do the work. Because this building includes more than two dwelling units, the work will need to be performed by a contractor with a valid Massachusetts Construction Supervisor License(CSL). Failure to resolve the issues cited above will be construed as non-compliance and may result in the issue of municipal tickets and fines as well as further enforcement actions. Please respond with 10 days of receipt of this letter to discuss your plan of action. Thank-you, Harry Wagg Local Building Inspector 978-619-5643 hwagg(iDsalem.com cc T. Hamilton, MA. 01982 RE: #129 Essex Street Gentlemen: I have reviewed the proposed site plan for the "Father Mathew Building" left with my staff 4/16/82, and have the following comments. DRAIN: Due to the lack of capacity in Essex Street, and throughout the drain system downstream, preference is for a drywell-type system. This area appears to drain well now, and thought should be given to leaving the area in natural percolation condition rather than paving. If drain must be installed, minimum pipe size required for cleaning and maintenance, is 8" size, either concrete, PVC or transite. WATER: Tap to City main, curb cock and service shall be installed by owner under direction of City Water Department. Water meter must read in Cubic Feet and must be submitted to this office for approval . SEI4ER: Installation by owner, permit required. Present trunk line 15" X 22" could be brick or clay. New line must enter system using applicable saddle. Please show how directional change at building is to be handled. Please advise type of ownership regarding units, Rental , Co-op, Condo. Inspected & Approved #544-92 Date —Our view— There's iew There's magic in Magus —but much to be done Two years ago,Alan W. Mianulli, then a relatively new resident of Salem, spoke of establishing a regional professional theatre and center for the arts in Salem.Something of an artistic castle in the air. Mianulli and his castle have been coming down to earth ever since — on what appears to be a firm foundation. Magus, the chosen name for this unusual venture, has purchased (and is raising funds to renovate and restore) the historic Gideon Tucker/Father Mathew building on Essex Street, across from the Essex Institute. Magus — which is the singular of "magi" and means sorcerer or magician—has worked additional magic in thepast two years. It has enlisted the help, advice, material and spiritual support of educators, businessmen and women, city officials and many others in its effort to make a North Shore theatre a genuine possibility. More important, and more exciting, is the fact that Magus has presented its first production — an excellent interpretation of Edward Albee's "Who's Afraid of Virginia Woolf?" at Harvard's Hasty Pudding Theatre. Designed to show North Shore theatregoers what Magus can do — and encourage them to con- tribute to the cause— the production will continue through Nov. 24. This is not the place for a review, except to say the four perfor- mers are outstanding and Mianulli's direction of the play is excellent. Two of the actors — Piiie MacDonald, who plays George, and. Ralph Redpath, who plays Nick—spoke with The News after the opening night production, and expressed genuine enthusiasm for , the concept of a regional professional theatre in Salem for the, North Shore. Both admitted,'too, that Magus still has a long way to go. The 'founders and directors must continue to enlist support among . residents of the North Shore, and, as MacDonald pointed out,one wonders how they can do that.from Cambridge. Magus simply must perform close to home. North Shore resi- dents should become accustomed to good, professional theatre here, where they live and work. Mianulli explains, and rightly so; that there are no good stages on the North Shore where Magus can perform. But the shows Mianulli and the'directors ipromise between now and the end of 1981, when the Magus theatre should be open, shouldn't happen ink Cambridge or Boston. They should happen here. If Magus can overcome poor stages or auditoriums to put on quality produc- tions locally — and we're sure the talent and determination are there—Magus will win lots of friends. And many of those friends will help. That brings us to a second point made by Mr. Redpath: Magus will need money, but in the days of recession the first things to be crossed off the list of personal expenditures are frills. Theatre, "of course," is a frill. We hope Magus doesn't suffer because of that attitude. People always need to be entertained—and entertainment may be even more important during periods of economic strain and low morale. Many of the people who are actively supporting Magus are men and women who own and operate restaurants and other businesses in downtown Salem. They realize that a good theatre and arts center will bring to Salem people who will also buy din- ner and gifts — and keep coming back for more. Our conversations with these men and women indicate that apart from the practical considerations of helping business, Magus — a non-profit corporation that will offer training for young artists and special programs for the handicapped — is regarded as a good idea and an admirable goal. We agree, enthusiastically. Theatre and the arts enrich the soul. They challenge the mind, reward and encourage the spirit. And they give pleasure. Magus can do all that and more for the people of the North Shore. But the people of the North Shore must do a lot for Magus, as well. I Magus has begun to fulfill its part of the unwritten bargain by presenting an excellent production of a modern classic. We' can respond by making the effort to see the play—and, yes, if possi- ble, by contributing more than the price of a theatre ticket. Right now, Magus is performing in Cambridge. It will be per- forming in Salem soon. We should look forward to that day—and help make it happen. .....paa,.,,wv,v,v.r.va4an.ryunvarownpoowsena.upon ?e ALiOR 7 days 1.5. ell a multiple DANVERS: NORTHFIELD. By FiVJCE REALTOR owner. Hacker, Piemonte and Feeherry and Associate Member Martineau. Notices of the hearing were sent to abutters and others and notices of the hearing were properly published in the Salem Evening News in accordance with Massachusetts General Laws Chapter 40A. The Petitioner has requested a variance and Special Permit for the property a t 129 Essea .Street to permit residential use of the property for fourteen (14) condominium units. A variance is required because the building is in a B-3 district where the proposed use is prohibited without a variance. The Board of Appeals, after consideration of the evidence presented at the public hearing and after viewing the property makes the fo34owing findings of fact: 1) This property which is the Father Matthews, Gideon Tucker House is a vacant -structure which is currently in a state of disrepair. _ 2)--. The property in question is an architecturally important structure to Salem, having been designed in part by Samuel McIntyre. 3) Because of the location of this property, which is close to the downtown area, and across the street from the Essex Institute, the present condition of the property is a matter of special importance to the City. 4) Petitioner proposes to restore the property and to create an attractive condominium development at the site. The use of this site for condominiums is in harmony with the City's Master Plan. 5) The proposed use of the property was supported by all of .the neighbors who appeared at the public hearing. On the basis of the above findings of fact, and the evidence presented at the public hearing, the Board of Appeals concludes as follows: 1) The property- in question is unique because of its location, its prior use, its architectural heritage and its current state of disrepair. 2) The conditions described above especially affect the structure in question but do not generally affect the zoning district in which the building is located. 3) The conditions described above which affect the property in question, but not.the zoning district generally cause the following special hardship: unless the A: Fa' . - - - - ,.. , ..:, :,-,....... .. :W-E ?"R-JANT TO ST' M.711 17 CF THE MASS. .'i 2' &QS A_c -37 FILING (F i.::1 iii Tf'- CITY C L U. The Petitioner shall submit his final plans for this project to the Design Review Board of the Salem Redevelopment Authority for approval and any .conditions Imposed by the Design Review Board shall become a part of this decision, provided, however, that the Design Review Board shall not unreasonably withhold approval of the Petitioner's proposed design and provided further that if an impasse develops between Petitioner and the Design Review Board, the .. Petitioner may return to this Board for further relief. Finally, although this Board doubts the need for a Special Permit under the Salem Condominium Conversion Statute, since this property was not formerly used as residential apartments, the Board concludes that: 1) The proposed conversion of this property to fourteen condominium units is in harmony with the Master Plan of the City of Salem. 2) The conversion of the property to a condominium will have no impact on the existing stock of rental units in the City of Salem for the elderly and for families of low and moderate income. 3) The property is vacant.
