This is to confirm your instructions to me concerning the purchase of the
above-captioned. Mr. & Mrs. Libby, although paying $5,000.00 of the $22,900.0-0
purchase price have instructed me to have legal ownership in the name of Mrs.
Libby's sister, Mrs. Irene M. Fournier retaining only the right in themselves to live
in said property during their joint lifetimes. Mrs. Fournier, who provided the funds
,• for the balance of the purchase price ($17,900.00) instructed me to place this
• property in her name and that of her son, Gilbert J. Fournier, as joint tenants with
the right of survivorship.

This is to certify that I have examined the title to the above real estate
and find that according to the records at the Essex South District Registry of Deeds
on October 4, 1973 that you are the owners of record of said real estate subject
only to the following:
1. Existing zoning laws insofar as they are in force and applicable.
2. Although you have the right in the form of an easement to use
the 10' right of way on the northwesterly portion of Lot A (see
plan attached hereto) for the purpose of ingress or egress by
foot or by vehicle to said Lot B, you do not have any ownership
of said 10' right of way, it being owned by the owners of Lot A.
I hereby certify that you have a good, clear, record and marketable title
to the subject premises free from all encumbrances except those mentioned in the
previous paragraphs.
