Milender & Sons, Inc. 210 Lincoln Street Boston, Massachusetts Re: Hamel Leather Complex, Haverhill , Massachusetts Dear Mr. Milender: I called your company today and talked with Mr. Jackman mentioning to him '••+ the availability of the Hamel Leather Company's industrial complex at 115 Essex Street, Haverhill . I am enclosing some data which will help to describe the property and explain the real estate which is available. While there is a total of 350,000 s .f. , there are approximately 240,000 s.f. of warehousing and manufacturing space which is excellent and in first class condition. It was operated as a tannery and the doors were closed late last Fall . This is the last of the real estate holdings held by the Hamels, and they want very much to dispose of the property. The asking price is $375,000, however, I am confident that they will sell this property for $250,000 - $275,000 if it is bought as a total package. The 240,000 s.f. is made up of a one story 50,000 s.f. warehouse and a 180,000 s.f. eight story concrete manufacturing building serviced by four elevators (three operable) and four tailboard docks and more can be added. There is heavy power, two 400-horse boilers providing all the steam and heat that one would need, and the building is fully sprinklered. The Hamels will give a first mortgage, and under the right circumstances, will give 100% financing for a short period of time. A tremendous deal can be made for the right user. TANNERS 72 FLINT STREET SALEM, MASSACHUSETTS 01970 Based on the following facts, management had planned to apply for a tax abatement two years ago. At that time we were advised that there was a general reassessment imminent and we should wait for that revaluation to work out an equitable valuation. Our buildings are old and decrepit. The four story building of 47124 sq. ft. was built in 1909 and the companion four story building of 40776 sq. ft. was built in 1914. These buildings demand considerable ongoing expense to keep them functioning. Windows are constantly disintegrating requiring new casings r'dplacement expense. The siding shingles rip off easily and were just ,patched up again. The floor of the older building is constantly sinking so we must constantly change our method of operation until we can repair it. The offices are old and dilapidated. Toilet facilities, while adequate, are "crude" by today' s standards for office areas. The two cement block buildings, 6785 sq.ft. and 11850 sq. ft. , were constructed in 1945 right after the war. The former has permanent water seepage from the hill behind it. Snow ete4 Spring rain, and wash offs make this building difficult for any usage. The latter building is used for hide storage and beam house facilities. These buildings could only be considered as "a single purpose building" . The cement block building referred to above could not be converted even to a warehouse. We refer to the A.C.Lawrence beambouse in Peabody which was a far better construction. The main tannery was converted to apartments but this solid building was destroyed because the odors could not be eliminated . Furthermore, our buildings have a very inefficient lay—out. In. fact we fondly call it our "TOPSY" as it just grew and grew without overhaul planning or direction. The cost of converting the existing buildings would be prohibitive because of the large amount of special equipment designed only for tanning. Tanneries — especially multi—story ones — have no resale value. At this moment there are two buildings in Peabody which are comparable to ours. (Modern Leather and Coronet Leather) . Historically we can point to two tanneries in Lynn which were better buildings than ours but were torn down. (Benz Kid and Barnet Leather) . Recces tly the Verza building in Peabody was torn down because it was too inefficient and could not be economically integrated with the Carr building. Furthermore, we have attached a copy of the offering of the Hamel 1uroperties in Haverhill . These buildings are first class construction brick, steel, and cement. They offer the whole property for $250,000. to275,000. for 350,000 sq. ft. . Our land is equally undesirable. It is an odr'shaped lot with only 165 foot frontage. This frontage is on a street restricted from heavy trucking. Because of this problem we were forced to change our operation and purchase a property on Mason Street. Deep pilings are required for any type of construction. We planned to build an open warehouse but the cost was over twice the regular cost for a regular Butler type steel building. So we erect circus tents during the summer months. Even in our existing cement block building we were forced to use cement mixer type equipment rather than our conventional equipment because of the excessive costs related to deep pilings. The mixers are on stands which spreads out the load. Although we are in an industrial zone we are in a residential area with very antagonistic neighbors. Enclosed is a copy of a newspaper clipping regarding our last hearing. We intended to install a safety tank for our propane gas. Instead of a quiet approval for a good improvement for the neighborhood we received on vitriolic and mostly unfounded complaints and accusations.. We have an estimate of `75 ,000.- to $100,000.- to demolish and remove the trash from these buildings should the land be purchased for redevelopment. Re Fire Insurance: Our insurance covers also our fixed equipment consisting of power wiring, air, water, and steam piping. These items have only value for current use of building.
