Mr. N. Melanson
Assessors Office

Dear Mr. Melanson:
At the hearing we had on December 10, 1974, your representative
requested that we send you our auditor's report of the profit
and loss statement of The Bay State Adhesive Corporation, for
1973. The copy enclosed with the attached letter from Cutler
& Smoller shows a net loss of $7876. 00.
Recapping our discussion of December 10, real estate experts
have advised us that the building and land is worth $50, 000.
The reasons: 6000 square feet of space on two floors--the
cellar floor and walls under constant seepage from subter-
ranean waters (necessitating the use of two automatic pumps) .
The factory being about centrally located on the lot--negates
the feasible use of the area for possible expansion. Con-
tinuing malicious vandalism has not helped the situation
either. The buildup of chemical deposits on the floors and
walls would make the conversion of this factory to another
type of industry a very expensive task of remodeling.
Thank you very much for allowing us the opportunity to state
our case.
Very truly yours,
THE BAY STATE A VE CORP.
