City Hall Salem, MA 01970 Subject: 144-146 Boston _ �r 87-91 North � ... e e' Dear Mr. Mellanson: You may recall that I attended the revaluation meetings in Salem last month. At that time, we discussed the new assessments on the two subject locations and agreed that you would review each of them. The problem at 87-91 North Street is that this is an old (1949) service station on a small lot with minimum visibility. The sta- tion averages only about 20,000 gallons per month and is going to present a problem in view of a projected annual tax bill ex- ceeding $2 ,000. This station is saddled with a billing rate of $16.50 per sq. ft. while, at the same time, it is allowed only 24% physical deprecia- tion. I think either or both of these factors should be adjusted in order to present a more realistic picture. In reviewing the new figures for the service station at 146 Boston Street, I come up with a discrepancy. We are being charged for 30,120 sq. ft. of land when, in fact, we own only 29,675. Also, the calculation reads "1,863 sq. ft. at $18 = $35,210." My calculations indicate that the total should be $33,530. Aside from these errors in fact, I have a real concern about the pro- jected tax impact when the revaluation is implemented. An estimated $50 tax rate will bring the annual taxes here close to $6 ,000 per • year. I think this is unrealistic and would appreciate your real • consideration of the total assessment.
