AVENUE ACTON, MA 01720 (617) 263-4820 REAL ESTATE APPRAISAL FOR HELI,ENIC CREDIT UNION Gentlemen: On Friday, December 12, 1974, I inspected real property commercially zoned on the Westerly side of Bridge Street in Salem, Massachusetts. Subject property is an irregularly shaped parcel of land containing 5,000 + sq. ft. of land. Improvements: A now abandoned, former diner-restaurant known as Caron's Diner; basically a wood frame building containing a lunch counter - kitchen & storage area; age of original structure unknown (1930-1940). A new front (approximately 11' deep), has been added within the past 3 years; construction is wood frame imitation cedar & fieldstone - workmanship fair-good. Excepting the exterior condition of the new front, the remainder of the building, including what remains of fixtures in kitchen & lunch counter area, are in my opinion, not of any commercial value. Primary, secondary, & structural maintenance & repairs would be necessary to restore the exterior & interior - including interior of new addition for any commercial operation. Bridge Street is a secondary commercial avenue of Salem, consisting of varied wholesale & retail establishments, automobile service stations, fuel storage yards, & a few restaurants which abut and neighbor subject property. Parking: ! o on-street parking is permitted near subject property - maximum parking for subject property or. premises = 4 cars. Due to the irregular shape of lot & relative position of building on the lot, I would assume that special permits etc. would be required to rebuild on the premises. Amenities: None discernable. Therefore, considering all of the above information and other factors, it is my opinion that the fair market value of the subject real property is: High= $20,000 Low= $14,000 I have personally inspected the interior and exterior of the property described above for the purpose of estimating the market value.
