Nonconforming single- and two-family residential structures may be reconstructed, extended, altered, or structurally changed upon a determination by the Building Commissioner that such proposed reconstruction, extension, alteration, or change does not increase the nonconforming nature of said structure. BUILDING COVERAGE Due to the small lot size, the proposed project increases the existing 52% building coverage (more than the 35% allowable) to 57% building coverage. SETBACKS The project is within the 10ft side yard setback required, but extends to the rear property line in order to fit in a needed full bath for the family on the first floor.
