Re: Decision of the Zoning Board of Appeals to grant a six (6) month extension to Juniper Point
Investment Co LLC to exercise rights granted by the May 10, 2022 Board Decision that approved
variances from maximum height of buildings at 266, 282,286, and 282R Canal Street and 2 Kimball
Road.
The Salem Zoning Board of Appeals met on Wednesday, May 17, 2023 to discuss your request for a six (6)
month extension to exercise rights granted by the May 10, 2022 Board Decision that approved variances from
maximum height of buildings at 266,282,286,and 282R Canal Street and 2 Kimball Road.
The request before the Board on May 17, 2023 was to extend this timeline for the variances for an additional
six (6) months, to November 10th,2023.
On March 23rd, 2023 a letter from Attorney Joseph Corrend on behalf of Juniper Point Investment LLC was
submitted requesting a six (6) month extension. This extension would expire on November 10, 2023.
As noted by representative Attorney Corrend in the May 17,2023,meeting,the petitioner is in front of the City
of Salem's Planning Board for site plan review. Attorney Corrend stated that the original plan for the site has
changed from seven buildings to five buildings. The petitioner is returning to the Salem Zoning Board of
Appeals to apply for height variances for seven buildings instead five.
The petitioner will file updated plans with the Zoning Board of Appeals and Building Commissioner. The
Building Commissioner will review the plans in consultation with the Chair of the Board of Appeals. Any
changes that affect the zoning relief that was initially granted by the Board of Appeals will be brought back to
this Board.
The Zoning Board of Appeals voted five (5)in favor (Rosa Ordaz,Paul Vicc ica,Peter Copelas (Chair),
Hannah Osthoff and Nina Vyedin and none (0) opposed to grant the requested six-month extension to
exercise the rights granted by the May 10, 2022 Board Decision.
This determination shall become part of the record for this project.
