Dear Mr. Cela,
During the required inspection on June 3, 2025, conducted by Building, Fire and Health
Inspectors, it was verified that an illegal unit was created on the third floor of the above property.
A building permit was issued on August 8, 2024, for renovation of the attic space to be used as
part of the second floor. No building permit was issued to create a third unit in the two family
residence located in a R2 zone. The creation of this unit is a Zoning violation of Section 3.0 Use
Regulations. This was explained to you during your application process and
you confirmed that it would not be a third unit.
During the inspection you were directed to Cease and Desist any occupancy of the illegal unit.
At this time, you are directed to contact this office upon receipt of this letter to discuss the
building, plumbing and electrical permits that are required to take the unit apart.
Failure to comply will result in further violations and fines.
If you are aggrieved by this order, your appeal is to the Zoning Board of Appeals.
