Conditions of Approval:
- Validity of Approval: This approval is valid for two years from the date of the meeting. The approval shall no longer
be valid if a substantial use and/or construction has not commenced except for good cause within this two-year
period.
- Consistency with Approved Design/Plans: Should the applicant determine that the project may not be completed
as presented and conditioned herein, he/she/they shall return to the SRA to review proposed modifications prior to
making any changes in the field.

Fence Design: The applicant shall consider fence design alternatives that are consistent with guidance and
regulations from the Massachusetts Historical Commission and that serve to create a more visually pleasing
space for residential abutters.
Findings:

The Authority found that the proposed roof top recrea on addi ons on the YMCA historic building were consistent with the design
standards and guidelines in the Downtown Renewal Plan and the SHC Notebook.

The Authority determined that the proposed roof top recrea on project will not denigrate from the character of the Downtown
Renewal Area with members in support of crea vely adding addi onal recrea onal space in this densely developed urban area.

Recommendation: At a meeting of the Design Review Board (DRB), upon a motion duly made and seconded, it
was unanimously voted to recommend approval of the schematic design plans for 1 Sewall Street as presented.

Design Comments: The DRB requests the applicant consider the following:
1. The applicant may consider implementing color o r a mural of some kind on the vertical fencing around
the recreation space.
Findings:
1. The Board found that the proposed roof top recreation additions on the YMCA historic building were
consistent with the design standards and guidelines in the Downtown Renewal Plan and the SHC
Notebook.
2. The Board found that the proposed roof top recreation project will not denigrate from the character of
the Downtown Renewal Area. The Board is supportive of adding additional recr eation space and
appreciates recreation space if being added to an existing structure rather than space at grade.
