The Undersigned represent(s) that they are the owner(s) of a certain parcel of land located at:

An application is being submitted to the Board of Appeals for the following reason(s):
The appicant is proposing to divide the two adjacent legally recorded parcels of land at 4 Valley Street and
6 Valley Street, which are deemed under Mass. common law to be merged into one parcel for zoning purposes, back into two seperate
parcels to allow the construction of a single-family dwelling on the vacant parcel. The land division requires variances under Section
4.1.1 (Dimensional Table) as to lot area, frontage and area per dwelling unit for both parcels.
For this reason, I am requesting:
[ true ]Variance (s) from provisions of Section Section 5 Table of Dimensional Requirements of the Zoning Ordinance, specifically from
Minimum lot area in the R - 1 Zoning District is 15,000 SF, where the Petitioner proposes a lot of 6,494 SF at
4 Valley Street, and 6,497 SF for 6 Valley Street. The Ordinancd requires lot frontage of 100 feet, where each proposed lot will have 50
feet of frontage. In the R-1 District, the Ordinance requires a minimum lot area of 15,000 SF per dwelling unit, where the propsed lots will
have 6,494 SF of lot area per dwelling unit at 4 Valley Street and 6,497 SF of lot area per dwelling unit at 6 Valley Street. .

The Undersigned hereby petitions the Board of Appeals to vary the terms of the Salem Zoning Ordinance and allow the project to be
constructed as per the plans submitted, as the enforcement of said Zoning By-Laws would involve practical difficulty or unnecessary
hardship to the Undersigned and relief may be granted without substantially derogating from the intent and purpose of the Zoning
Ordinance.
