We are seeking a determination that a 1-family structure that complies with all dimensional requirements except those listed below may be constructed within the "Potential Building Envelope" on the undeveloped parcel of record at 4 Valley Street (Assessor's Map 4 Lot 311), as depicted on the Zoning Board of Appeals Plan that we filed with the Petition, with relief also sought for new or increased dimensional nonconformities for each resulting lot that require variances, as follow: 4 Valley St (Map 14 Lot 311)- R-1 District     allow lot area of 6,494 sf where 15,000 sf is required     allow lot area per dwelling unit of 6,494 sf where15,000 sf per d/u required                  allow lot frontage of 50 feet where 100 feet is required 6 Valley St (Map 14 Lot 245)     allow lot area of 6,497 sf where 15,000 sf is required     allow lot area per dwelling unit of 6,497 sf where 15,000 sf is required     allow left side yard width of 5.2 feet where 10 feet is required If the petition is allowed, the petitioner's intention is to market 4 Valley Street for sale as a residential building lot subject to the Decision, so no building or elevation plans have been submitted by us.  Any purchaser will be required to submit all of the required information for a building permit, and to comply with this decision and all other zoning requirements. Please notice that I have added the request for approval of a side yard width of 5.2 feet to the other relief required for 6 Valley St (Map 14 Lot 245).  I believe that including this particular additional dimensional relief, which is clearly shown on the ZBA Plan previously filed, in the Salem News advertisements should be adequate to answer any questions about proper notice having been given. The 3.2 ' side yard width on the other side of the structure at 6 Valley St as shown on the plan is a pre-existing nonconformity that is not being increased or changed.
