CRITERIA TO SUPPORT SPECIAL PERMIT
1 COMMUNITY NEEDS WHICH ARE SERVED BY THE PROPOSAL.
Changing the existing mixed-use building into residential units will add to the needed
availability of housing.
2 TRAFFIC FLOW AND SAFETY, INCLUDING PARKING AND LOADING
On-site parking will remain the same and complies with the Ordinance.
3 ADEQUACY OF UTILITIES AND OTHE PUBLIC SERVICES.
Utility services are presently available at the site and there is no commercial
operation for loading.
4 NEIGHBORHOOR CHARACTER.
Area is zoned A-3 with mixed residential buildings.
5 IMPACTS ON THE NATURAL ENVIRONMENT INCLUDING VIEW.
The building presently exists with no impact on the environment or views.
6 POTENTIAL ECONOMIC AND FISCAL IMPACT, INCLUDING IMPACT ON
CITY SERVICES, TAX BASE AND EMPLOYEMNT.
The addition of a living unit increase the tax base and have no need for increase on
City services.
