To Whom It May Concern:
Below please find the operations outline for the above -mentioned project.
Hours of Operation
• Gate/Loading hours: 6 am – 10 pm 7 days a week
• Office Hours: 9 am – 6 pm Monday through Saturday, 9:30 am through 5 pm Sundays
*Access will be granted to the building outside of normal office hours via access control keypads. Only
tenants who are currently renting units will have access to the facility during Gate/Loading hours
Employee Count:
• Total Number of Employees: 1-2 employees
• Total Employees onsite at one time: 1-2 Employees
*Due to the benign traffic these types of facilities generate, only 1 employee is generally needed onsite
at one time. During the initial lease up period (first 8 – 14 months) 2 employees may be onsite to handle
any extra client load required.
Security:
• The building will be monitored by a CCTV system 24/7. When a manager is not onsite
during business hours, the CCTV system and security system will be monitored remotely
by the third-party site manager.
• Access to the building will only be granted to existing tenants outside of building hours.
Keypads will be provided at all access points of the building and as tenants lease storage
units, they will be provided with a personalized access code to the facili ty.
Trash and Maintenance:
• The third-party management team will handle all necessary building and landscape
maintenance as required.
• Stormwater management maintenance programs will be put in place through the third-
party management team with a qualified contractor.
• Trash will be handled as follows:

o There will be no dumpster onsite for tenant use. The intent of the tenant lease
agreement is that the tenant shall take all their belongings, including potential
trash from their storage units when they move out and remove it from the
facility.
o On a case-by-case basis, the third-party management team will bring in a third
party clean up team to remove items from delinquent tenants spaces if needed
and haul off the same day.
o There will be 1 trash bin and 1 recycling bin onsite, which will be stored in a
management storage unit close to the office on the interior of the building.
These containers shall be a residential style rolling trash can.
o The third-party management team will enter into a hauling agreement with a
local trash collector.
o Trash generated by the facility shall be general office trash generated by the
management team.
Lighting:
• All exterior lighting shall be shielded, and a photometric plan submitted as necessary to
the local municipality.
• Exterior lighting shall be run via photocell or timer.
• Interior lighting shall be run via occupancy sensors.
