11 Jackson Street Statement of Hardship STATEMENT OF HARDSHIP PROJECT: ii Jackson Street-Sabina Guzman Salem, MA 01970 APPLICANT: WORKS by JD Dear Board members, We at WORKS by JD write to you as representatives for the Guzman family who live at li Jackson St., Salem, MA 01970. We propose to construct a single story 14' x 29' addition to the back of the existing home on the already non-conforming lot. In doing so, we will add a third bedroom on the property specifically meant for the homeowner. The two existing bedrooms on the first floor will be utilized by her children, who are grown and contribute to the family's income. Moving out of the home, as an alternative, is currently not within the client's means which is why she has contracted us to help improve her family's home. The Zoning Ordinace requires the minimum depth of the rear yard to be 30 feet and the side yards to be io feet. The current depth of the rear yard is 15 feet to the existing deck and the current side widths are 5 feet on the left and 9 feet on the right, to the existing deck. The proposed addition would reduce the depth of the rear yard setback to io feet but will not affect the side yard depths. The proposed height of the rear addition will be below the existing roofline to reduce visual impact on adjacent neighbors. The exterior style and materials of the addition will be complimentary to the existing structure's character by using similar vinyl siding materials. The proposed addition is not visible from the street. We at WORKS recognize the lot is already compact as it is,but the same goes for many other lots in the neighborhood. We feel we have designed the addition to the best of our ability to not be more detrimental to the neighborhood's visual aesthetics and to limit the impact on adjacent properties.
