The Board found a couple of things in your application that need to be changed because your application doesn't request all the required materials. This will likely mean your application needs to be continued to a future meeting date, or you can withdraw the application without prejudice to prepare it for a future meeting. 1. The request for a staircase from Section 4.1.1 Dimensional Requirements will need to be changed to request a Special Permit from Section 3.3.5 of the Zoning Ordinance.This is because your house is already past the 10-foot setback required in the R2 district, so it is already nonconforming. 2. Because you're building a second unit, the Lot Area per Dwelling Unit will decrease from about 4,000 square feet per unit to about 2,000 square feet per unit. Because 7,500 square feet per unit is required in the R2 district, this needs to be linked to the Special Permit request for Section 3.3.5. of the Zoning Ordinance. 3. You will need a Variance from Section 5.1.8 of the Zoning Ordinance for having two parking spaces where three are required. It looks like two are currently existing, but three will be required if you are building a second unit. Because of these changes, the application will need the following things: A. We need an updated plot plan showing parking spaces on the property and the property's square footage. B. The application will need to be readvertised because the second unit changes too many details about your request. C. We need a resubmitted statement of grounds and a resubmitted statement of hardship for the application. I can work with you to create these.
