373 Highland Ave Construction Docs, Tropical Products Page 1 of 1 Design Review Board Recommendation 373 Highland Avenue Review of Construction Documents for Tropical Products Meeting Date: April 27, 2022 Members Present: Paul Durand, Catherine Miller, Marc Perras, Helen Sides, J. Michael Sullivan Members Absent: David Jaquith, Glenn Kennedy At a regular meeting of the Design Review Board (DRB), upon a motion duly made and seconded, it was unanimously voted to approve the construction documents for the new Tropical Products facility and associated site improvements as designed with the recommendations herein. Referenced Plans and Documents 1. Tropical Products – Updated Elevation Narrative prepared by Connolly Brothers, 152 Conant Street, Beverly, MA 01915, dated March 22, 2022. 2. Exterior elevations illustrating original approval conditions and proposed conditions, sheets A1.01 and A1.02, prepared by Connolly Brothers, 152 Conant Street, Beverly, MA 01915, dated March 28, 2022. 3. Exterior Elevations, sheets A-2.01 and A-2.02, prepared by Connolly Brothers, 152 Conant Street, Beverly, MA 01915, dated February 11, 2022. Design Recommendations During its original review of this project the DRB found that it will be an asset to the community and the construction of a manufacturing facility is a preferred use in this location; the Board continues to find this true. The Board continues to recognize the value of this project with the retention of a local manufacturing company, the expansion of the company that will bring over 100 new jobs to Salem, and the construction of the building that will house a significantly sized solar array and is pleased to support the minor changes as depicted and described in the submitted construction documents. The Board made two recommendations for adjustments to the construction documents: • North Elevation: Bring the façade material down toward grade to cover more of the exposed concrete foundation. • West Elevation: Consider adding more windows/larger windows to the employee break room to bring in more natural light.
