Conditions of Approval:
- Validity of Approval: This approval is valid for two years from the date of the meeting. The approval shall no longer be valid if a substantial use
and/or construction has not commenced except for good cause within this two-year period.
- Consistency with Approved Design/Plans: Should the applicant determine that the project may not be completed as presented and conditioned
herein, he/she/they shall return to the SRA to review proposed modifications prior to making any changes in the field.
- The all wood replacement windows shall meet the following conditions:
The muntins shall be 1" in width,
When in stalled, the center muntins shall align with the center muntins of the historic windows on the third floor.
The glass configuration shall match that of the historic windows, i.e. the two windows facing Essex Street shall be one-over-one, the two windows on
the left side of the Washington Street façade shall be one-over-one, the three windows in the center of the Washington Street façade shall be two-
over-two, and the two windows on the right side of the Washington Street façade shall each be one-over-one.
The first floor bay window facing Essex Street that was removed shall be restored to its original, pre-deterioration condition and shall be reinstalled. If
the building owner is unable to restore the bay window and reinstall it, the owner shall apply for a Small Project Review with the Salem
Redevelopment Authority to discuss options.
Findings:
- The Authority was pleased that the applicant conducted exhaustive research into window companies with models that could exactly replicate the
historic windows that were removed from the building. However, the companies contacted were not able to provide a two-over-two window with the
correct width. The proposed two-over-two windows feature a smaller width, which will require a wider wooden trim to fill the existing window space.
The Authority agrees with the Design Review Board that this wider trim (up to an additional 2" of trim per side) is acceptable and would have a
negligible visual impact.
Members appreciate and find the all-wood windows with 1" muntins to be an appropriate replacement and match for the existing historic windows.

be match the old one as much as possible. We will use cedar wood for the trims and paint with historic paint
color from Benjamin Moore (N403) old white.

In anticipation of tonight’s meeting, I offer the following initial thoughts on the proposed windows at Rockefellas:
The applicant is proposing Trimline Custom Windows. The are two models – Eclipse and Liberty. Both are all wood with
no exterior cladding.
The applicant provided overall dimensions of the removed windows but did not include specific dimensions for the sash
rails and stiles. As shown on the Trimline website https://professionals.trimlinewindows.com/cross-section-
drawings/PDF/DHW250.pdf and in the image below, the rails and stiles of this window model appear to be quite wide –
3 ¼” for bottom rail and 1 ½” for meeting rail. This may be similar to the historic dimensions but without that
measurement it is hard to tell.
I would also recommend that the replacement windows replicate the original window configurations of 2-over-2 and 1-
over-1 with exterior applied muntins (SDL) for the 2/2 windows and not muntins sandwiched between the glass. I would
also recommend that they submit details/cross section of the muntins to show the profile and width.

PRODUCT SPECIFICATIONS
FRAME
•Head, jamb and sill frame parts are constructed of kiln dried ponderosa pine, treated with a water repellant preservative to protect from
rot and insects. Optional mahogany available.
•Blindstop, sill, exterior grilles and optional screenstop are also available in cPVC in addition to pine (standard) or mahogany.
•Head and jamb wood joints are tenoned, glued and nailed.
•Frame thickness: 11¤16² at jamb and head.
•Standard jamb depth: 4 5¤8²; (With optional screenstop: 5 1¤8²)
•Sill is 1¤2² thick on a 9 degree angle and is designed for a sash pocket type installation from the exterior (existing blindstop may need to
be trimmed). Exterior window height is 13¤16² greater than interior.
•Available with optional 3¤8² foam wrap for air tight installation.
•A continuous sill (up to 120²) is used on mulled units.
SASH
•Sashes are of kiln dried ponderosa pine, treated with a water repellant preservative. Optional mahogany available.
•Sash joints are tenoned, glued and nailed from the interior.
•Silicone glazed from the interior for a positive water tight seal.
•Overall finish sash thickness: 1 7¤16² (standard), optional 1 3¤4² sash available.

HARDWARE
•Combination locking and tilting hardware system. Tilt feature is activated via an internal tie-bar mechanism concealed within the lower
meeting rail eliminating the need for surface mounted tilt latches providing a cleaner, more traditional appearance.
•Dual locks standard on units under 28² wide; triple locks standard on units over 50² wide. Sash lifts standard at bottom rail.
•All hardware components are of zinc alloy in matching finish available in: beige, white, oil rubbed bronze and satin nickel.
BALANCE SYSTEM
•Concealed block and tackle system for smooth and effortless operation with locking cam action pivot shoes that never needs adjusting.
AAMA 902-07 tested for over 28,000 cycles without failure.
WEATHERSTRIPPING
•Head, meeting rails and bottom rail are weather sealed with Q-Lon® almond color compression seal foam; Fin-Seal® at the sill dam.
•Vertical stiles are sealed via Q-Lon® foam compression seal inserted into a flexible t-slot which is integral to the jambliner. Flexible
T-slot assists the compression seal substantially in compensating for any “bowing” occurring during installation.
GLASS
•Standard clear 11¤16² thick insulating glass, consisting of “double strength” 3 mm annealed glass, 7¤16² air space using Tremco’s
EnerEDGE® warm-edge, dual-seal silicone foam spacer, hermetically sealed with hot melt butyl.
•All insulating glass units meet IGMA and NFRC 706 requirements for seal durability and gas retention per ASTM E2190, E2188-10 &
E2189-10.
•Other glazing options Comfort E and Comfort E Plus Low E with argon gas, obscure, tempered, laminated, bronze or grey tint.
Decorative glass also available.
INSECT SCREENS
•Standard half screen of .050² thick extruded aluminum.

GRILLES
•Simulated Divided Lites (SDL) in a classic putty glazed 5¤8², 7¤8², 1², 1 1¤4² or 1 1¤2² wood (optional cPVC) muntin profile permanently
applied to exterior of the insulated glass. Double faced tape is used to apply muntin to the glass which first is prepared with a saline type
glass bonding and coupling agent before muntin is applied to help ensure lasting adhesion. An optional between the glass dark bronze
shadow bar is available for an authentic true divided lite look. Interior wood in pine (standard) or mahogany matching the interior wood
species in either permanent or removable style 5¤8² or 7¤8² wide divided lite patterns only. Removable style not available in 1², 1 1¤4², 1 1¤2²
widths.
•True Divided Lites (TDL): Available in 1 1¤8² width in pine only. TDL bar has the look of historically accurate true putty glazing.
•Removable wood grilles available in 5¤8² or 7¤8² wide classic double stepped profile matching window interior wood species in pine
(standard) or mahogany in a wide array of standard or custom divided lite patterns only.
•In-glass aluminum “GBG” (Grille Between the Glass) muntins are available in 5¤8² flat profile or 7¤8² sculptured profile in all standard
exterior cladding color finishes for dust free easy cleaning. Available in either divided lite or diamond patterns.
•Combo wood-aluminum: 5¤8² flat or 3¤4² sculptured in-glass aluminum muntin with either permanently applied (see SDL) or removable

ACCESSORIES
•A standard zero clearance mullion is used for factory mulling of windows without increasing the combined unit dimension of the windows
mulled.
•Interior wooden mullion covers in pine (standard) or mahogany are provided loose.
•11¤16² interior wooden jamb extension in pine (standard) or mahogany are factory applied to the perimeter of the window and are
available in custom sizes to provide an overall jamb depth up to 9².
