Dear Mr. Condon:
On July 15, 1981, at 9:00 a.m., the building at 159 Derby
Street was inspected by this department. Remodeling work is
being done under permit number 263 dated July 27, 1973 which
has been ongoing and appears to be mostly cosmetic.
After reviewing the Salem Zoning Ordinance as it relates
to this building in a B-1 zone, it is acceptable to have a
multi-family residence and neighborhood business (gift and
antique shop) ; and therefore, it is permissable to have an
additional electrical meter.

Dear Mr. St. Pierre,
We are providing you with a letter report, including a Building code review for a proposed art gallery
space located at 159 Derby Street in Salem, MA.The existing use is zoned as"Business"with a law firm
occupying both floors and basement space as storage.The owner would like to use three rooms on the
first floor for a small "Art Gallery" space.The area allocated for the"Art Gallery"space will be
approximately 724 SF.The occupancy load for the space will be under 49 persons. The building has
been recently remodeled with the Life/Safety system having been brought up to code including;smoke
detectors, pull stations,and emergency lights.
Listed below,we have identified a Scope of Work to be addressed for the building to be in full
compliance for the"Art Gallery" use.
Scope of Work:
1. Installation of a handrail for the side entrance will be required for code compliance.
2. Front door hardware included a door closer will be added.
3. Side hardware will include panic hardware and door closer.
4. Fire extinguishers will be added as required.
