Small Project Review - SRA-23-4
Address of Project: 278 282 DERBY STREET
Meeting Date:January 10, 2024
Members Present:Grace Napolitano, Christopher Dunn, Cynthia Nina-Soto, Dean Rubin
Members Absent:Christine Madore
Decision:Approve the project based on the DRB recommendation.
Referenced Plans and Documents:
- Modification of Façade Proposal submitted by Wren Werner on January 2, 2024.
Conditions of Approval:
- Validity of Approval: This approval is valid for two years from the date of the meeting. The approval shall no longer be valid if a substantial use
and/or construction has not commenced except for good cause within this two-year period.
- Consistency with Approved Design/Plans: Should the applicant determine that the project may not be completed as presented and conditioned
herein, he/she/they shall return to the SRA to review proposed modifications prior to making any changes in the field.
-
Findings:
-
1. Members determined that in order to respect the building's architectural details and for the new business to have its own identity while
complementing the neighboring businesses, the retention of the existing columns is critical.
2. Members found that the existing façade is dark and the proposed stripes below the windows will serve to brighten it while respecting the
existing window framing.
3. Members determined that in order to draw attention to the recessed entry way, which is currently dark and partially obscured by an existing
street tree, the applicant may add stripes to the 'return panels' that will draw visitors across the front of the business and toward the door.
Signature of the SRA: By the signature below, I certify that this recommendation accurately reflects the actions of the Salem Redevelopment
Authority Board.
