Dear Owners,
Our department issued you a violation letter on July 10, 2024, after noncompliance from the
required inspection that was conducted on June 6, 2024. As previously stated in the violation
letter and confirmed during the inspection on June 6, 2024,an illegal apartment along with two
additional units have been created and continue to exist. Multiple violation letters have been
issued since 1999 and continue to be issued for the illegal unit in the basement that is still in
violation and for the other two illegal units in the building.
The units were created with no Building, Health, Electrical, Plumbing/Gas,Fire permits or
Zoning approval. The unit in the basement is a safety hazard with no emergency egress window
violation of Building Code CMR 780 sec 1030.1, exposed electrical wires, plumbing pipes and
sewer pipes leaking into the kitchen area, no carbon monoxide or smoke detectors violation of
CMR 780 sec. 915.1 , locked egress doors not accessible, flammable containers inside the
building.
You are directed to Cease and Desist the occupancy of the illegal apartment in the basement and
the other two units. All required Building, Electrical, Plumbing, Health and Fire permits must be
submitted to dismantle the illegal units.
Currently the property continues to be in violation, and this is construed as non-compliance of
the Zoning Ordinance and Building Code CMR 780 sec.105.1 I will be issuing violation tickets
starting at $50, $150 and the third one$300 for both Zoning and Building code violations daily
until the property is compliant with Zoning Ordinances and Building Code violations.
You are directed to contact me directly upon receipt of this letter.
If you are aggrieved by this order, your appeal is to the Zoning Board of Appeals and
Board of Buildings, Regulations and Standards in Boston.
