Sign proposal prepared by Poyant, 125 Samuel Barnet Boulevard, New Bedford, MA 02745, dated January 19, 2023.
Conditions of Approval:
- Validity of Approval: This approval is valid for two years from the date of the meeting. The approval shall no longer be valid if a substantial use
and/or construction has not commenced except for good cause within this two-year period.
- Consistency with Approved Design/Plans: Should the applicant determine that the project may not be completed as presented and conditioned
herein, he/she/they shall return to the SRA to review proposed modifications prior to making any changes in the field.
- The property owner and/or franchisee shall remove the existing chain link fence around the dumpster on the Washington Street side of the building
and install a solid fence that matches the screening in material and color on the Norman Street side of the building.
Findings:
- The Authority members determined that the proposal is consistent with the design guidelines and standards for structures in the urban renewal
area.
The façade improvements will modernize the building's appearance through the use of the gray color palette, the removal of the green awnings, and
the use of orange as an accent color throughout.

Conditions of Approval:
- Consistency with Approved Design/Plans: Should the applicant determine that the project may not be completed
as presented and conditioned herein, he/she/they shall return to the DRB to review proposed modifications prior to
making any changes in the field.
- To promote visual cohesion of the site and to better shield the dumpster, the property owner should consider
removing the existing chain link fence around the dumpster on the Washington Street side of the building and
installing a solid screen that matches the screening on the Norman Street side of the building.
Findings:
- Members found that the proposal is consistent with the design guidelines and standards for structures in the
urban renewal area.
Specifically, members found that the proposed façade improvements will update the building's appearance through
the use of a gray color palette, the removal of the green awnings, and the use of orange as an accent color
throughout.
The building, while in historic downtown, is not an historic structure, which is why the Board found that the change
in signage from the black and gold to the Dunkin' orange is acceptable. Additionally, the orange signs are externally
illuminated with the existing goose-neck light fixtures, which is the preferred method of illumination for signs in the
downtown.
