Real Pirates Facade ImprovementsDecision Small Project Review - SRA-21-10 Address of Project: 285 DERBY STREET Meeting Date:July 14, 2021 Members Present:David Guarino, Cynthia Nina-Soto, Dean Rubin Members Absent:Grace Napolitano, Russ Vickers Decision:To approve the façade modifications to the rear tenant space, including creating new entry doors on the park façade, creating egress doors on the alley façade, installation of new exterior lighting, and the construction of a concrete walkway within the easement area adjacent to the building pending successful completion of Design Review Board review. Referenced Plans and Documents: - Proposed Elevations, prepared by Livermore Architecture, 53 Mason Street, Suite 204, Salem, MA 01970, revised to 7/27/21. A series of photographs documenting existing conditions, submitted with the application on 5/27/21. Lighting Specifications, package dated 7/28/21. Staff Comments dated 7/2/21. Conditions of Approval: - Consistency with Approved Design/Plans: Should the applicant determine that the project may not be completed as presented and conditioned herein, he/she/they shall return to the SRA to review proposed modifications prior to making any changes in the field. - Gooseneck Lights: The applicant shall reduce the number of gooseneck lights along the façade from three per recessed panel to only one per panel, with the exception of over the entry doors where the applicant may install three over each. Wall Sconces: The applicant shall install the style of sconce listed as Option 3 in the light specifications. The wall sconces shall be installed approximately 12" higher than depicted on the elevation plans to reduce the likelihood of vandalization. Fixture Finish: The finish on the lighting fixtures shall be a dark bronze. Alley Façade: The applicant shall install dark bronze MDO panels with batten seams along the recessed areas on the alleyway façade. Murals: The applicant shall present the final mural designs to the Board either after review and approval by the Public Art Commission (PAC) or simultaneous to the PAC review. The artwork shall be presented prior to installation on the building. Findings: - Consistency with Design Standards: The project is consistent with the relevant design criteria and standards. Activation of Charlotte Forten Park: The project will help to activate the adjacent park through allowing direct access between the park and the new museum. This project is consistent with the goal to increase activation of the park. The museum will have showcase artifacts which were recovered from the wreck of the Whydah, which went down off the coast of Cape Cod. If there is something you do not like, you may want to delete before this is sent over! The gooseneck lights we’ve already specified are black, so I included some black lantern options. Since it seems like they liked antique bronze in general, I’ve included lantern options for that as well. We can always find bronze goosenecks, if that is what they choose.
