HALSTEAD SALEM STATION SIGN PACKAGE Design Review Board Sign Recommendation 72 Flint Street Halstead Salem Station Apartments Monument Sign Meeting Date: June 11, 2020 Members Present: Paul Durand, Chair, Helen Sides, Vice-Chair, David Jaquith, Glenn Kennedy, Catherine Miller, Marc Perras, J. Michael Sullivan Members Absent: None Decision: At a regular meeting of the Design Review Board (DRB), upon a motion duly made and seconded, it was unanimously voted to recommend approval of the sign proposal as designed and conditioned herein. Referenced Plans and Documents 1. Halstead Salem Station Apartments Sign Proposal, prepared by DSF Salem Flint LLC c/o the DSF Group, 950 Winter Street, Waltham, MA 02451, submitted June 5, 2020. 2. Sign Plan, prepared by The Sign Center, 40 Orchard Street, Haverhill, MA 01830, dated 4/23/20. 3. Sketch Plan: Sign Location Plan, prepared by James K. Emmanuel Associates, 22 Carlton Road, Marblehead, MA 01945, dated 6/2/20. 4. Staff Comments dated 6/8/20. Conditions of Approval 1. Consistency with Design/Plans: Should the applicant determine that the approved sign design may not be completed as detailed in the plans referenced herein, he/she/they shall return to the DRB to review proposed modifications prior to making any changes in the field. 2. Consider Size of Text: The DRB recommends the applicant consider reducing the overall size of the sign text and logo by 5% to allow more free/empty space on the sign. Findings 1. The DRB reviewed the sign proposal and found that the proposed signage is consistent with the standards and guidelines in the SRA Sign Manual and the North River Canal Corridor Zoning regarding size, scale, and color choice that provides contrast to allow for readability. 2. The revised location of the sign will allow for safer vehicular sight lines. 3. The additional landscaping around the base of the sign will soften the brick base and provide cover for the light fixtures.
