ESTIMATE
Responding to the information that you gave me concerning the water problems
that were occurring over your bedroom ceiling,I took the time to come up with a
solution that will not only satify your needs but also the Building Dept. in your city
of Salem. Here I will outline the steps needed to be taken.
1) 1 will have to start by removing any existing roof system to the original framing.
2) 1 will have to remove any insulation or other material that has been affected by
the water so it can not lead to mold or mildew growth.
3) The internal portion of the roof system will have to dry out throughout one dry
evening before new sheathing is reapplied.
4)The new idea of installing a slight pitch of the new roof system will require that
the new roof framing be sistered to the existing roof framing.
5) New 5/8-inch plywood will be installed on the new framing.
6)The shingles on the sidewall will have to be stripped up three courses so I can
reflash the new roof.
7)The new plywood will be covered with an Ice& Water Shield barrier.
8)The roof will also be covered with a new rubber roof system that is glued to the
Ice& Water barrier below.
9) The new rubber roof will over hang the sides of the new roof so wind driven rain
does not penetrate the underside. This will require that I set up staging on the
outside perimeter of the deck.
10) Installation of sleepers will be glued to the new rubber roof so that the new
framing for the deck will not rest on your new roof system.
11) Once the sleepers are cured,then I will install 2x6 pressure treated joists to the
sleepers and frame out the deck.
12) I will have to flash again along the side of the wall before installing the new
shingles to the wall.
13) 1 will install new mahogany deck boards to the entire framing system.
14) 1 will install new railing posts to the new deck framing system.
15) 1 will install a new railing system to the entire deck.
16)At this time without knowing if the door system has to be altered or changed,
there could be some minor adjustments to these steps. I will bring these changes to
the customer if I find the need to take action.
