An application is being submitted to the Board of Appeals for the following reason(s):
I am proposing to construct an Accessory Dwelling Unit(ADU)for my daughter above an existing
20ft x 30ft-10inch detached 3-car garage with an 8ft expansion into the rear yard located at 30
Northey St.,in the R-2 Zoning District.
Because the garage is right on the corner edge of the property line,we need side and rear setback
relief.The side setback requirement is 1Oft and the rear setback requirement is 30ft.The ground
level portion of the garage will remain the same with the building on the property lines, and an 8ft
extension along the rear property line, in line with the existing garage wall. The second story is
stacked on top of the existing footprint, with a Oft setback at the sideyard to allow space for an
access stair to the roof.
The ADU consists of an art studio, kitchen, living area, one bedroom, and one full bath. Due to the
needs of the artist, the art studio requires an 11ft ceiling height, resulting in the need for a height
relief for the 15ft x 2011 second floor living room that is 3ft-7inches above the allowable 18ft height
limit.
