The following assessment criteria is based upon Vivint's recent dwelling site visit including roof framing photographs and field notes. We have also reviewed Vivint's PV Solar Permit Submittal, calculations, installation layouts and notes,PV 1.0 "Site Plan",PV 2.0 "Roof Plan", and PV 3.0, "Mounting Details". All were supplied for information on the proposed solar panels installation on the dwelling's roof framing members. The following is our assessment summary. The dwelling is timber framed of newer construction age with an "A" framed main roof, 6' — 3" +/-high, built from pre-fabricated/pre-engineered modular units. The framing consists of sectional roof truss units with nominal 2" x 6" dimensional lumber top chords ("joists") at 24" o/c and 2" x 4" interior end vertical chords at 16" o/c placed under each joist, and 2" x 4" diagonals at 24" o/c, typical. The trusses are placed back to back. Two layers of roof shingles are assumed throughout. Materials are assumed as minimum Hem-Fir #2 grade, or better, conservatively, with standard pre-fabricated factory built modular framed construction components. The modular unit bottom chords were not measured. The attic floor is not covered with plywood for storage and reinforcing. No collar ties are installed, but there is continuous 2"x 6" bearing top plates for the 2" x 6" top chords, each side of the ridge in units, and laterally by roof sheathing, and continuous 2" x 8" ridge beams. The attic is a not finished, and roof framing was accessible in most areas at the site inspection and evaluation, so a complete assessment and confirmation of framing, spacing, sizes and condition was able to be performed for this roof. No architectural drawings were available at the time of this report preparation. Refer to plans and documents prepared by Vivint for dwelling dimensions, locations and sizes of solar panel units. The roof framing members were reviewed and analyzed for their capacities for new loads. A. CAPACITY OF EXISTING ROOF TO SUPPORT PROPOSED SOLAR PANELS: 1. Our assessment included using the proposed solar panels dead load that were given to us in the ZEP calculation sheets and the live and dead loads described below. Our review of the roof information shows that there are no visible undulations or unevenness,indicating that the roof framing members are not visibly overstressed or weakened by past heavy snow loads. Given the dwelling's roof construction and condition, the existing roof unit's load carrying capacity will be able to carry the additional dead and redistributed live loads from the solar panels if installed correctly. The dwelling's roof members will be able to redistribute the snow live loads, and added solar panels dead load to the adjacent framing members. These additional loads should not produce stresses beyond the allowable stress range for roof framing members assumed Hem-Fir#2 materials. Considering the lower roof slopes, array sizes, roof section units' bracing, framing, size, spacing, and condition, the panel supports shall be set on/attached to every second roof Joist(truss) at lateral installations across joists. No panel support spacing shall be greater than two(2)roof joists (truss) spaces, or 48"+/- o/c, to be specified in the PV 2.0 Roof Layout Plan(s). Note -Layout Array Drawings Aland#2 submitted for review, shows 16" o/c joists, every four joists, 64" o/c maximum panel support spacing, and need to be revised to the above spacing. The supports shall be installed in a staggered pattern to provide proper load distribution, and with no more than three supports installed on any single jioist truss except at ends of layouts. After revising, these layouts can be used for permit submittals and installations. All panels shall be installed as shown on the layout plans, with 48"o/c maximum support spacing, or two joist(truss) spaces and staggered,to be shown in the final revised PV 2.0 Roof Layout plan(s), as stated above. Framing member sizes, spacing and condition must be properly verified by Vivint's installers, prior to any installations. This information is to be sent to this engineer for review and approval, prior to continuing installations, if different than stated herein. 3. This assessment meets current Massachusetts Building Code, 8`h Edition—Residential —Amendments to International Residential Code, (IRC),2009 Edition, for one and two family dwellings. B. SOLAR PANEL ATTACHMENT TO ROOF STRUCTURE: 1. The solar panels shall be mounted in accordance with the latest"ZEP Company's Code Compliant Installation Manual" found on the ZEP website and not included herein. No additional reinforcing requirements are required for these installations. However, if during solar panel installations, the roof framing members feel unstable, or show interior or exterior evidence of minor or excessive movement,then this engineer should be notified as soon as possible prior to proceeding with installations. 2. Vivint should notify the homeowners that long term build-up of accumulated snow in the event of extreme snowfall conditions, may produce some roof deflections. These deflections will be temporary in nature and will not affect the roof s structural integrity. The solar panels do not need to be cleared of such accumulated snow. C. WIND UPLIFT LOAD: 1. DECISION Mr. Bob Groszyk 44 Warren Street Salem, MA 01970 Re: 46 Crowdis Street Dear Mr. Groszyk: The Salem Planning Board voted on November 30, 1989, to approve the proposed subdivision plan entitled "Subdivision Plan, Crowdis Street" dated October 10, 1989 subject to the following conditions: 1. Conformance with Plan Work shall conform to plan entitled "Subdivision Plan, Crowdis Street" dated October 10, 1989. Z. Utilities Utility installation shall be reviewed and approved by the City Engineer. 3. Sidewalks/Planting Strip A five foot sidewalk and a three foot planting strip shall be constructed along frontage of lot. 4. Granite Curbing 6 inch vertical granite curbing shall be installed along frontage of lot. 5. Landscaping A minimum 3 i" caliper deciduous tree shall be planted in the planting strip. 6. Board of Health Board of Health requirements set forth in a letter dated November 14, 1989, shall be strictly adhered to. 7. Clerk of the Works A Clerk of the Works shall be provided at the expense of the developer as is deemed necessary by the City Planner. 8. Construction Practices All construction shall be carried out in accordance with the following conditions: a. No work shall commence before 8:00 a.m. on weekdays and Saturdays. No work shall continue beyond 5:00 p.m. There shall be no work conducted on Sundays or holidays. Inside work of a quiet nature may be permitted at other times. b. All reasonable action shall be taken to minimize the negative effects of construction on abutters. Advance notice shall be provided to all abutters in writing at least 72 hours prior to commencement of construction. c. Drilling and blasting and hoe ramming shall be limited to Monday - Friday between 8:00 a.m. and 5:00 p.m. There shall be no drilling or blasting on Saturdays, Sundays or holidays. d. All construction vehicles shall be cleaned prior to leaving the site so that they do not leave dirt and/or debris on roadways as they leave the site. e. All construction shall be carried out in accordance with the Rules and Regulations of the Planning Board. 9. As-Built Plans As-built plans, stamped by a Registered Professional Engineer or Land Surveyor, shall be submitted to the Planning Department and Engineering Department prior to issuance of Certificates of Occupancy. 10. Violations Violations of any conditions shall result in revocation of this permit by the Planning Board. This endorsement shall not take effect until a copy of the decision bearing certification of the City Clerk that twenty (20) days have elapsed and no appeal has been filed, or that if such appeal has been filed, and it has been dismissed or denied, is recorded in the Essex County Registry of Deeds and is indexed in the grantor index under the name of the owner of record or is recorded and noted on the owner's certificate of title. The fee for recording or registering shall be paid by owner or applicant.
