Addittion to home -Stone veneer on Lower level Ms Dearborn, Thank you for meeting with me on your jobsite. The concern you brought up, regarding water infiltration through the stone veneer and the subsequent mold issues , is likely caused by the lack of proper flashings above and around the door and windows . The Mass State Building Code 780 C.M.R. section 1405.3.10 requires "approved corrosion resistant flashings shall be provided at the top and sides of all exterior window and door openings in such a manner as to be leakproof......". From my visual observations and from your workmen on site who reinstalled a door, no flashings were installed. This Building Code Violation needs to be corrected , before any finishes are added to the interior of the lower level. I also looked into the issue of standard" Tyvek" being used under the stone veneer . The DuPont product page does offer a different product to be used under stone and stucco veneer, but does not seem to prohibit"Tyvek "being used in this application.. Bencal , r Chairman , Richard Febonio, Francis Grealish, Stephen Touchette , and Associate Member Ronald Plante . Notice of the hearing was sent to abutters and others and notices of the hearing were properly published in the Salem Evening News in accordance with Massachusetts General Laws Chapter 40A. Petitioner , owner of the property, is requesting variance from frontage to allow lot to be divided and to construct a single family dwelling in this R-1 district . The Variance which has been requested may be granted upon a finding by this Board that : 1 . Special conditions and circumstances exist which especially affect the land, building or structure involved and which are not generally affecting other lands , buildings and structures involved. 2 . Literal enforcement of the provisions of the Zoning Ordinance would involve substantial hardship, financial or otherwise, to the petitioner. 3 .
