30 Federal Street_5.24.23_ Code Analysis I -nDerby Square Architects Letter of Approval Date: May 24, 2023 To: Thomas St. Pierre From: Richard Griffin Re: Code Analysis of "Salem Museum of Torture" Basement Level, 30 Federal Street Salem, MA, Proprietor Jason Kloos Dear Tom; I have examined the change in tenant occupation of the Basement Level of 30 Federal Street and note the following: 1. The use is to remain B Business use for code compliance considerations due to the fact that the otherwise A3 Assembly use has an occupancy under 50. therefore, it remains subject to the entrance/egress restrictions of a B business occupancy Use Group. It should also be noted that, per section 3A Change in Use in 521 CMR that an accessible entrance is required when the use is being changed from a "Private"to a "Public' Use. In this change in tenancy, the previous use was also a Public Business Office that was open to Public Clientele, so that there is no Change in Use as it is defined in Section 3 4. 2. The square footage area of the suite is 1200 sf, of which 30%is dedicated to fixed exhibits and accessories. This leaves 860 sf of "Net"Area" for Occupancy Load purposes Per Table 1004.1.2 Occupancy is set to 1 person per 30 net square feet = 29 persons. Note that two existing remote exits are provided 3. Because the space is not changing use, and no construction work is required, an accessible entrance does not need to be provided. 4. The tenant area and building are fully sprinklered with compliant alarms, emergency lights, pull stations, and exit signs all in place The Architect recommends the provision of a Knox Box beside the door lockset to the electric room that houses the FACP and the Sprinkler Control Panel to provide firemen access to this room. 5. The existing arrangements of rooms and partitions are to remain in place. there is no construction planned beyond re-painting the walls and removal of non-fire separation rated doors. 6. There are non-combustible rated curtains at existing doorway openings.
