Dear Planning &Zoning Members,
I am formally applying for a special permit to reduce the required rear yard setback on the
existing nonconforming dwelling at 107 Mason St.The purpose of this reduction is to facilitate
the addition of a staircase,which will not only harmonize with the architectural character of the
surrounding Mason Street homes but also substantially enhance life safety by creating a secure
secondary means of egress.
In accordance with the permit considerations,the following details the projected impact of our
proposed change:
A.Social,Economic,or Community Needs:The proposed staircase will not adversely impact
the social,economic,or community needs;rather,it improves safety standards,which benefits
the community overall.
B.Traffic Flow and Safety,Including Parking and Loading:Our proposal will not affect traffic flow
or safety,nor will it impact parking or loading areas,as the staircase will be confined to our
property and not extend into public spaces.
C.Adequacy of Utilities and Other Public Services:The proposed staircase will have no impact
on the adequacy of utilities or any other public services.
D.Impacts on the Natural Environment,Including Drainage:The addition of the staircase is
designed to be minimally invasive to the natural environment and will not affect existing
drainage systems.
E.Neighborhood Character:The proposed staircase will seamlessly blend with the existing
aesthetic of the neighborhood homes,preserving the unique character and spirit of the
community on Mason Street.
F.Potential Fiscal Impact,Including Impact on City Tax Base and Employment:The addition of
the staircase will not negatively affect the fiscal structure of our city,including the tax base and
employment.It may,in fact,incrementally increase the value of the property,potentially
contributing to the city's tax revenue.
