An application is being submitted to the Board of Appeals for the following reason(s):
Proposal is to enlarge a legally conforming use as a 1-family dwelling to a legally confirming 3-family use in this R-3 District,with on-site
parking for 4 cars.
For this reason,1 am requesting:
LLg.pJ Variance(s)from provisions of Section Section 4.1.1 (Lot area per dwelling unit);Section 5.1.8(number of parking spaces)and
5.1.5(6)(b)width of 2-way driveway of the Zoning Ordinance,specifically from Lot Areea/Dwelling Unit:
This parcel contains about 6,100 SF of lot area. Section 4.1.1 requies 3,500 SF of lot area per dwelling for a total of 10,500 SF
rerquired for 3 units. Petitioner seeks a variance to approve about 2,033 SF of lot area for each of the 3 proposed units.
Parking:
Section 5.1,8 requires 1.5 on-site parking spaces,which rounds off to 5 spaces for the 3 proposed units.and petitioner seeks a
variance to approve 4 on-site parking spaces,as shown on the Proposed Plot Plan submitted,which will allow more open space and
landscaping.
Width of entrancxe and exit Drive:
Section 5.1.5(6)(b)requires driveways for two-way use providing access primarily for overnight parking with incidental daydaytime
use must be a minimum fo 12 feet wide. Petitonsr seeks a variance of that requireming to allow the existing 2-way driveway to be used,
which is 10.3 feet in width at the street,narrows to 7.5 feet adjacent to a landscaping wall,and opens up to a width of 14.2 feet at the
rear,as shown on the Proposed Plot Plan.
