A. Special conditions and circumstances that especially affect the land, building, or structure involved,
generally not affecting other lands, buildings, and structures in the same district;
Both sides of the street have many businesses with internally illuminated freestanding signs and channel
letters. Internally illuminated freestanding signs and channel letters are much cleaner looking and are
more affective means of lighting these types of signs. There are no large mounting brackets and
lights on the exterior of the signs so it is a very clean look and the internally illuminated channel letters
are much more visible than halo lit channel letters. Our advertising with the external lighting will not
be as visible and affective as the other businesses in this district that have internally illuminated signs.
B. Literal enforcement of the Ordinance would involve substantial hardship to the applicant; and
Literal enforcement of the Ordinance would allow internally illuminated signs as long as they are
“continuous light”.
C. Desirable relief may be granted without substantial detriment to the public good, and without nullifying
or substantially derogating from the intent of the district or the purpose of the ordinance.
The proposed signs will fit in with a majority of the signs already installed in that area therefore they
will not nullify or substantially derogate from the intent of the district or the purpose of the ordinance.
