PROJECT DESCRIPTION
The owner of 46 Bridge St, Incremental Developers, is
formally converting the dwelling into a 2-family dwelling.
It has historically been listed as a 1-family but was
being used as a 2-family, so the owner is bringing the
entire building up to code to be used as a legal 2-family.
The parcel lies within a 2-family zoning district (R2, map
36, corner of Bridge St and Rice St) as well as within
the Bridge St Overlay District. A 2-family dwelling is also
allowed within the Overlay District. However, the
minimum lot size is listed as 5,000 square feet and the
existing historic lot is 3,093 square feet (0.071 acres).
Therefore, the 2-family conversion will need zoning
approval due to the existing lot size.
