The Zoning Ordinance (using BNS)requires 1,700 sf of lot area per dwelling unit;however this property has a lot area of 3,375 sf,and is 25 sf short of the allowable use.There are currently two parking spaces,with a third space propsed on the site plan.The new proposed use would not create any additional building footprint,as all entry,exit,and EERO is existing,or within the building envelope. The property has a certificate of occupancy as a 1F,and taxed as a 1-family;however the previous owners utilized the property as.and is configured as two units.Over its 143 year history,the property had been used as a two family residence,as noted in city voting records,and noted in MACRIS ID "SAL.3806"as the Bartholomew Whalen House. |have spoken with the owners of adjacent properties at 1,3,and 5 Rice Street;44 and 48 Bridge Street,and discussed my plans to convert into two units,add/maintain off-street parking,and maintain the property myself as two-rental units.
