Business Narrative History:The Farm Direct Coop was founded in 1993 in Marblehead as the Marblehead Eco- Farm CSA. (Community Support Agriculture). A pre-cursor to the Farmers Market founded just a few years later. FDC expanded to Salem in 2000, and to Melrose in 2005. Our operation has outgrown our current location & we are looking for new warehouse space. 128 Margin Street is a good fit for us considering dimensions, location, & cost. We offer our leftover produce to the Salem COA twice weekly in the season. Our model: We sell shares to a set number of members, currently 800, in the January through March preseason. Primarily vegetables &fruits, we also have shares of flowers, eggs, mushrooms & cheese. We make purchases of local, organic foods at wholesale cost, passing them to members at retail prices. Members pay for these in advance & receive their shares at off-site pickup spot(s) We strive to match or beat the prices of a farmer's market. We accept SNAP (formerly food stamps) and participate in HIP (Healthy Incentives Program). Participants spend SNAP dollars on fresh fruits & vegetables & receive the same back in their account instantly. Essentially receiving free, fresh food. Timing& Pick-Up Locations: We distribute at off-site locations. Once in February (Hawthorne Hotel), twice a month in March &April, thrice in May, and weekly from June through October, 4 times in November & once in December (locations below) We are not a store. We are not open to the public. We do not prepare foods/cook/make meals We do not have/need a dumpster. There are large swaths of time we are not using our warehouse Pick-Up Locations: Stramski Way in Marblehead (moving to Coffin School this year) Leslie's Retreat Parkway in Salem (aka dog park) The Knoll in Melrose (veterans memorial park) Our move to a larger space will offer us the opportunity to expand our refrigeration &offer more items to our members as well as the possibility of inviting overflow members to pick up at this new location once per week. Employee Parking: The facility will operate with either on e(1) or two(2) regular employees, occasional part-time volunteers, and one delivery truck which will not be parked overnight at this facility.The two (2) existing on-site parking spaces included in our lease will therefore be legally adequate (1 space per 2 employees). There is also substantial on-street parking around and near the site. Activities/traffic at warehouse in a typical week: Saturdays and Sundays: the warehouse is closed except for occasional office work or inventory. Mondays and Wednesdays: shelve, pack and label products for next-day deliveries Tuesdays and Thursdays: organize and pack coolers and boxes of product for deliveries; deliveries packed into delivery truck; loading process takes about 1 hour, and is complete before 1:00 PM. Fridays: clean coolers and check inventory. Most of our traffic occurs off site. Our members arrive at each town & city location listed above on both Tuesday &Thursday. The food for those people does not come to the warehouse (128 margin) but instead goes to our Marblehead location to be further split for the Salem & Melrose locations & members pick up same day, then leftovers go to the COA or a food pantry/soup kitchen. The use of 128 Margin will be limited to storage of shelf stable items, packaging, coolers & coolant (fridge & freezer to create ice) and the food for the Wednesday box shares. We have secured a 2nd Marblehead location (Clifton Church) and have a staffer who can make home deliveries. If 128 Margin st is convenient to some participants, we anticipate offering this as a pick up location on Wednesday afternoons, possibly 2-4pm, with timed arrivals via Eventbrite. In our experience some members walk, some bike & some drive. This is true in all current locations.
