Dear Mr. Laroe:
Our ZBA application is being submitted to the Board of Appeals for the following reason(s):
We are proposing to expand an existing non-conforming structure @ 6 Riverbank Road in the R-1 Zoning
District. This expansion includes a 2 story 12'-7" x 10'-7" addition (105 sf w/ covered porch— first floor&
146 sf—second floor). The expansion also includes first floor renovations within the existing footprint&
the expansion of the second floor within the existing footprint.
The front setback requirement is 15' -The existing front set back is 19.9'-The proposed front set back will
be 18.4'.
The right side setback requirement is 10' -The existing&proposed right side setback is &will be 10.9'.
The left side setback requirement is 10' -The existing&proposed right side setback is &will be 4.7'.
The rear setback requirement is 30' -The existing&proposed right side setback is &will be 13.3'.
The maximum allowable building height is 35' to the mean height of the gable roof-'Me existing building
height is 22'-9" to the ridge -The proposed building height is 29'-11" +/- to the ridge.
