Dear Mr. St. Pierre:
I am attaching to this letter a budget for the proposed renovations at 31
Washington Square North in Salem to be completed by Michael Shea.
The budget is for the purpose of establishing that the renovations do not exceed
an amount that would trigger a requirement to install a sprinkler system in the
building as required under 780 CMR Chapter 34 Section 3401.1. That section of
the code defines a substantial renovation as one where the cost of installing such
a fire protection system is less than 15% of the total cost of proposed
renovations.
You will see from the attached budget that the cost of installing a sprinkler
system would amount to approximately 43.4% of the cost of the renovations —
exceeding that percentage by almost three fold. 15% of our construction cost is
$22,332 which is much less than it would cost to sprinkler the building.
Mr. Shea does intend to provide all of the required smoke, heat, and CO
detection devices hardwired as required by the Salem Fire department. Any new
ceiling construction will provide a one hour rating between floors per 780 CMR
section 711.3.

We are pleased to quote a BUDGET price of twenty-nine thousand six hundred three dollars($29,603.00)for the installation of
a NFPA 13D wet pipe sprinkler system at the above referenced location shown our representative on a recent site visit. Our
work would start at a 3/4" or V2" outlet(after cross connection control provided by others)and include a NFPA 13D pump and
tank,exposed black steel pipe with residential brass pendent sprinkler heads for the basement, concealed CPVC pipe(where
possible)and exposed CPVC pipe with residential white sidewall sprinkler heads for the first, second and third floors and a
single inlet fire department pumper connection.
Our proposal is based on NFPA 13D, an adequate water supply, all areas where wet sprinkler pipe is installed to be heated by
owner and regular working hours Monday-Friday.
We include the following:
- Fire Department permit to install
- One(1) zone, shop drawings, hydraulic calculations,fabrication, pipe, hangers, earthquake sway bracing for sprinkler
pipe, trucking, coordination and supervision
- Properly licensed open shop labor
- Standard insurance coverage with 5 million dollar excess liability umbrella
We have not included the following:
- Underground water supply to building(flushing and testing of same) (we start at outlet provided by others)
- All electrical Airing or fire alarm wiring
- Finish or prime painting of pipe or hangers, custom painting of sprinkler heads or equipment
- Standpipes,Fire extinguishers or cabinets, access panels,Knox box
- Structural penetrations

The Owner's Engineer is responsible for:

PAYMENT TO BE MADE AS FOLLOWS SIGNATURE UPON ACCEPTANCE AND DEPOSIT
Provide and install (1) one York 13 SEER, 4 ton high efficiency central air conditioning unit. System
includes the indoor air handling unit which shall be located in basement and shall include condensate pump with
overflow protection, trap, frost control and safety float switch to prevent water damage. Outdoor unit includes pre
cast condenser pad, all A.C.R. refrigeration piping, armorflex insulation and an inline refrigeration line filter dryer.
All trunk duct shall be galvanized steel insulated in bubblewrap foil face insulation. Supply and return plenums
shall be acoustically lined on the interior to ensure quiet operation. All registers and grills shall be brown finished
metal. Return duct and intakes shall be provided within the 1st floor hallway or other open area. Low voltage
control wiring and new digital programmable energy star thermostat are included. New system will be evacuated,
charged with R-410A precisely per manufacturer recommendations. Start and check for proper temperatures and
system pressures. Provide a complete parts and labor warranty for (1) one year.

OPTION #1: Provide and install (1) one 90%+ gas fired furnace in place of above listed air handler. Provide
cased A/C coil for air conditioning. Provide PVC flue for furnace, condensate drain and necessary safeties.
Add for Option#1 = $1,405.00
Work not included: Cutting, patching, painting, coring, power wiring, gas piping, co system, roofing, lead paint
removal, make safe/clean up.
