The dwelling is timber framed of newer construction age with an "A" framed roof, 6' — 0" +/- high, built from pre-fabricated/pre-engineered modular units at 16" o/c. The units are built with nominal 2" x 6" dimensional lumber top chords ("joists") from the lower end to near the ridge where it changes to 2" x 4"joists at 16" o/c. There are 2" x 4" diagonal (near vertical) framing at 16" o/c each side of the ridge, at joist size changes, posted down to framing below, typical. Materials are assumed to be minimum Hem-Fir #2 grade, or better, with factory built modular framed construction components. The roof units appear to be placed back to back to form the "A". There are no collar ties with this construction, and no other intermediate supports for the "A" roof modular framing except laterally from roof sheathing. The attic is not finished, and roof framing was accessible in most areas at inspection time, so a complete assessment and confirmation of framing spacing, sizes and condition was able to be performed. No architectural drawings were available at the time of this report preparation. Refer to plans and documents prepared by Vivint for dwelling dimensions, locations and sizes of solar panel units. The roof framing members were reviewed for the analysis and design of any proposed improvements to stiffen the roof framing members. A. CAPACITY OF EXISTING ROOF TO SUPPORT PROPOSED SOLAR PANELS: 1. Our assessment included usingthe proposed solar panels dead load that were given p p p gr to us in the ZEP calculation sheets and the live and dead loads described below. Our review of the roof information shows that there are no visible undulations or unevenness, indicating that the roof framing members are not visibly overstressed or weakened by past heavy snow loads. 2. Given the dwelling's roof structure construction and condition, we have concluded Mr. Scott LeDuc May 29, 2013 Page 2 that the existing roof joists modules' and framing load carrying capacity will be able to sustain the additional dead and redistributed live loads from the new solar panels if installed correctly. The dwelling's roof members will be able to also redistribute the snow live loads, and additional dead load from solar panels to the adjacent framing members. These additional loads should not produce stresses beyond the allowable stress range for these roof framing members assumed as Hem-Fir#2 materials. Considering the roof slopes, array sizes, roof joists' framing type, size, spacing, and condition,the panel supports shall be placed at and attached to no greater than every three foists (2"x 6" and 2" x 4")as panels are installed directly across joists. No panel support spacing shall be greater than three (3)roof joist spaces, or 48" o/c, to be specified in framing/support Layout#1. Note - Layout#1 submitted for review, currently show every four joists and 64" max panel supports which needs to be revised to the above spacing. After revising, this layout can then be used for permit submittals and given to installers for field use. All panels shall be installed as shown on the layout plans, with 48" o/c max. support spacing, or three joist spaces, to be shown in revised Layout 91, as stated above for the roof sections. Framing member sizes, spacing and condition must be properly verified by Vivjnt's installers,by non-destructive means, prior to any installations. This information is to be sent to this engineer for review and approval, prior to continuing installations, if different than stated herein. 3. This assessment meets current Massachusetts Building Code, 8 h Edition—Residential —Amendments to International Residential Code, (IRC), 2009 Edition, for one and two family dwellings. B. SOLAR PANEL ATTACHMENT TO ROOF STRUCTURE: I. The solar panels shall be mounted in accordance with the latest "ZEP Company's Code Compliant Installation Manual" found on the ZEP website and not included herein. No additional reinforcing requirements are required for these installations. However, if during solar panel installations, the roof framing members feel unstable, or show interior or exterior evidence of minor or excessive movement, then this engineer should.be notified as soon as possible prior to proceeding with installations. 2. Vivint should notify the homeowners that long term build-up of accumulated heavy snow in the event of extreme snowfall conditions,may produce some roof deflections. These deflections will be temporary in nature and will not affect the roof's structural integrity. The solar panels do not need to be cleared of such accumulated snow. C. WIND UPLIFT LOAD: 1. Total area subject to wind uplift is calculated for the Interior,Edge and Comer Zones. A maximum and user selected support(foot) spacing is shown for each location zone. D. PANEL ANCHORAGES: 1. Maximum allowable pullout per lag screw= 235 #/inch from National Design Standards (NDS)of timber construction specifications for Hem-Fir -North lumber (assumed). Therefore using 4 lag screws, the pullout value is less than 235 #/inch of screw thread and OK. Considering the condition, variable factors for the existing roof framing members, and installation tolerances, use a threaded depth of 2 '/2" with a minimum 5/16" lag screw per attachment points in roof joists "rafter"components for solar panel anchor mounts. This should give a sufficient factor of safety. E. LIVE DEAD AND SNOW LOADS: Live load=40 p.s.f ground snow load; 10 p.s.f attic storage (trusses only) Dead Load= 10 p.s.f.- roofing and framing; 5 p.s.f. -panels, mounting hardware Total Live Load=40 p.s.f.; Total Dead Load= 15 p.s.f. These values are within acceptable limits of recognized industry standards for similar structures. The roof members should be able to sustain the solar panel attachments without damage, if installed in a workmanship like manner according to the above criteria. We have based our structural capacity determination on applicable building codes, professional engineering inspection and design experience, opinion and judgments.
