Dear Mr. Feldmann:
Per your request, McBrie, LLC performed a visual structural inspection of the above referenced
residence on October 1, 2012. The inspection was performed to determine the beam size for removal
of a portion of a load bearing wall in the kitchen area. Directions indicated throughout this report
assume the building is viewed from Orne Street.
EXISTING CONDITIONS
The residence consists of a wood framed three story living space structure with a full basement. It
appears that a portion of the rear entry room/kitchen may have been a screened in porch or similar
based upon McBrie, LLC's observations, however,it is all within the original footprint of the
residence.

Based upon McBric,LI—Us observations,it is McBric, LLC's opinion that the wall can be removed
and replaced with a beam consisting of 3-1 3/4"x l4"LVLs to meet the 8"M1' edition of the MA building
code. The LVI-s should be nailed together per the manufacturers recommendations far a 3-ply beam.
The beam should be posted at each end with a 51/4`x 5r14" PSL post. The PSL;posts should beset over
spreader plates of LVL 7"x5,25"to spread the load over the existing beam/sill.
At the exterior wall.the PSL will bear on the existing sill/bearn that bears on the foundation wall. On.
the interior, the PSL will bear on the existing beam which will re-quire a new lallycolumn and footing
below it, The lally column should have a minimum 6"x8" Springfield top plate (or similar)and bear
on a new 2'-6"x2'-6"x 18" thick footing, This footing can be installed via cutting a hole in the existing
basement slab of smaller size, digging out/under the slab and casting the new concrete through the
smaller hole. If a well graded gravel soil that can be compacted to over a 2ton/sf capacity exists-as a
subgrade, then a 2'x2'xl2"thick footing can be used.
The above referenced renovations/framing modifications involve a change in load path down to new
column/footing under the supporting'basement beam, This load on a new footing may result in minor
settlement and minor cracking in the finishes above,however,it will not be a structural concern due to
the conditions observed and our design calculations. Also, it should be noted that this report is based
upon a visual inspection of exposed framing members to assess their current condition(s). It does not
imply that the framing/structure meets or does not meet any previous or current structural requirements
of the Massachusetts State Building Code except.as noted specifically in this report.
