Hi Belinda,
Here is the estimate for increasing the deck to a 12'x14' deck, lattice and gate
underneath, changing the door to a 15-lite back door, building a new closet with
door, window replacement in the front of the den, wiring for the back door light
and switch, eliminating the outlet, re-doing the ceiling and opening up the wall
to the kitchen.
The wall between the kitchen and den wili be opened up and an LVL beam
installed. The beam will be wrapped in blueboard and plastered.
To build a 12' x 12' deck offthe back of the house with a set of stairs leading to
the back yard using pressure treated materials for the frame, composite
MoistureShield decking and white vinyl railings. The deck frame would be
wrapped in a white composite band
The bottom of the deck would be wrapped in white vinyl lattice with a gate on
one side for access.
Concrete footings will be dug down 4' to support the deck.
The closet in the room offthe kitchen would be removed and a 1-lite fiberglass
insulated weatherstripped door with grills on the exterior and the interior for the
15-lite french door appearance installed to access the deck.

The electrical outlet in the wall will be removed and a back door light and
switch installed.
The new closet will be built to the right of the door with a 6-panel molded door
with new trim installed and a closet pole and shelf in the closet.
The ceiling in the room will be gone over with 3/8" blueboard and veneer
plaster.
The window will be replaced with an Anderson TW3046 double hung window,
the exterior shingles will be patched in around it.
No painting of this room is included but can be added if desired
Pernut fees are not included and will be billed separately.
All rubbish will be removed form the premises.
Homeowners will provide the plot plans necessary for the permit and supply an
exterior light.
